My parents have decided to move closer in toward the metroplex to get closer to "amenities" since they're well into retirement. The place is for sale. It's a nice place that's not too far out, but not too close. Lots of hunting opportunity. Wildlife exemption in place. We've been very selective with harvest. We've taken one buck, a 6.5 year old, in three years. Lots of pigs, varmints and the dove are everywhere. Between Throckmorton and Olney.

I appreciate the comments. It's a really nice little ranch that will make a great hunting/recreation residence. Already scheduled for a showing tomorrow. We've fed protein and planted food plots since we've had it and it's paying off. For it's size, it hunts like a lot bigger place.

I'm sorry for the delay. I just saw this question. I'm pretty certain it's going to sell. It's priced well and will come with some good extras. We've had several offers but none are quite there. If it doesn't sell, we will continue to hunt it ourselves. We've put in a lot of work and the deer are just starting to put on some good bone for this year. Thanks.

I'd buy it right now for $4k an acre. My LO just sold almost 400 acres of rough land with no buildings for $4500 per acre.

If you apply a $175/ft cost to the house (1,850 sq ft), that gets you to $325M. Are you saying the land is only worth $75M or $700/acre. You are clearly out of touch.

Interesting thread. Say the house is worth $325k (probably in the range), the unfinished 1800 Sf house and the 900 sf shop are more difficult to value not knowing how finished the second house is. For sake of argument, let’s just assume it’s a 2700 sf shop at $40/sf - $104k. Improvements total $429k. At asking price, that’s just over $4700/acre. So, it’s not 8800/acre.

If you think asking price too much, I’d suggest you don’t buy or offer less. The market will sort it out.

Everybody that has rental or rural property has telemarketers calling on a daily basis. Lots more demand than supply these days. With the house, it’s a pretty good deal and won’t last long.

Couldn’t agree more. I get calls every day. Always want to know if they can make an offer. Almost everything I own is for sale, but you might not like the price! I guess I should listen to the offers for fun, but I’m usually too busy hanging up the phone.

I got a text the other day with a mans name, phone #, and address. He was asking if I owned the property. I sent back yes. He sent back he was interested in buying it now or when every I decided to sell it.
He said it was in his wife's family and she wanted it back. He wanted to come meet me to show he was sincere and asked that I put him first on the list when ever I decided to sell it. I've had the property
for a year and he is the 3rd person who expressed interest in buying it.

That’s close if it were bare land. But with the infrastructure on the property it’s priced accordingly
