Many are leasing their land to survive these days. At the same time the landowner provides the hunters a place to hunt.....with water for wildlife....habitat for wildlife.....roads to drive on.........etc....it is a two way street but the landowner also has to clean up trash after some hunters...redo roads that are torn up by hunters who do not follow rules and rut up the roads...run all over the pasture with vehicles hurting grass production.....it is a two way street. Some landowners are better at dealing with leases and hunters than others. Some landowners are only interested in the money. It is a two way street. Prices are raised to make a living these days with extended droughts, livestock sold off and no other source of income. I am for landowners getting as much for their leases as they can....I am for hunters getting the best deal the can...there is price one will take as there is a price one will pay.....it is a two way street. I lease in West Texas where our landowner puts nothing into the land or the ranch. So I know the feeling, but when we looked a the lease I could tell what we would be up against. We took our chance and now are in our 7th year on the lease. Roads are horrible, but we make do. We have aoudads, hogs and elk moving in hurting the mule deer. We have expressed our concerns but in the end we have to live with all them expcept the hogs and we kill all them on sight.

My friend, my prayer is the land owner appreciates what u do for him. as u stated, its a two way street, whin both stay on their own side, less chance for an accident. I hujted places for free, respected the owner's & the land, an still have permission ta hunt. pray that their are no hard feelings flag

public land is the same, few years back on hog hunt, bp, sg, or rf. was walking down atv trail, seen a guy, his wife, & kids, just standing, walked twards em ta see if they were gonna set up their, had been seeing hogs two days in a row alittle over 100yrds ahead &to the right, I was gonna walk past their couple hundred yrds &ease back, thinking may push hogs twards them. he noticed had a 22mag. told me thats not allowed, explained it a rimfire & is legal, he stated no. in fairness ta him he did have wife &kids & .22 mag can travel aways. went tride different area. few days later left the mag at house took a hog with me Kentucky .45 flag
Best of luck on the lease, hope things work out flag

160"+ deer, on 68-72 degree day, standing broadside away from goats, acorns, cows, sheep, or a fence. The question is the answer grasshopper.

If push comes to shove, the landowner can make considerably more money off of the goats than he can leasing his land for deer hunting. Just saying...

A pen is the only solution.I used a coyote yip call last year and goats dont like it,but neither do the deer.I have battled with goats at feeders and you run one bunch off and another bunch will take their place.I agree with previous posts that your best bet for now is a tailgate feeder or hand feed somewhere that you know deer hang out. What bothers me about them also is that on lean years the goats eat everything that deer do and then some so the deer lose that battle.Good luck.

I would not use a tailgate feeder due to the fact that everytime they here anyone drive they will come to that location looking to be fed. I would hand corn locations around the blind at random. Training deer to check all the spots.

And this is the bottom line for landowners. Like low water levels in lakes. Fishermen complain but the lakes aren't built for fishing. I hate goats to but I would move on.

If you use a tailgate feeder do it away from your hunting area. Use it to draw them away so that you can see deer.

And that is the free market system. Unless you have a long term lease it would probably not to be wise to get too carried away with improving something that is not owned by you. You cannot blame the landowner for wanting to make as much as possible off HIS property.

Both of you are absolutely right. It is their land so they can and will do whatever they like. As for higher bidders, that is why I don't ever advertise who the ranchers is or exact details on the lease. The less other hunters know about the place itself, the better.

I've decided to stick it out for the season, and after season ends, I will put up a righteous feed pen out there, feed and bait the living heck out of it, and chalk it up to lessons learned.

The fact that the owner has just done me a solid favor over this, and more importantly, told me that I am now free to take as many of his once off-limits Axis deer that I like, I would be a fool to say no. I appreciate the old fella and may he live forever.

maybe the goats wont be that bad......long live Texas ranchers

the goats probably won't help with your deer hunting but they will most definitely bring in more coyotes to hunt... grin

I like your attitude, always a brighter side. Plus, I have a few tricks (nothing illegal or unethical IMO) that should bring in a few whiteys and some of the local axis. texas

Good luck. I have them on my lease and put up a 39" no climb wire with a strand of barb wire. I worked for all but 3! I suppose those 3 may go missing during season

Thanks hoof. From the advice and specs that I have gotten from the THF brother and sisters, I am pretty confident that I can put up a darned effective pen. The strand of barbed wire sounds like a good add-on for me too. I'll just have to ride out the problem this season, and after january, put me a pen up. texas
