This is where I would have to ask why a written contract was not mentioned????


I know some guys that leased a property and went in and put in a concrete floor in a barn, feeders, protein feeders, new well pump with sand trap, fridge and built a bunk room in the barn....NO CONTRACT AT ALL!!!!!

I would not think of leasing an appartment with out a lease contract, why do so many people put that much time money and effort into paying for hunting leases and not have contracts????

This would protect you from

1. Excessive price increases
2. Improving a property and getting booted!
3. Make sure you have first right of refusal when the lease term ends!!!!
4. Getting trapped with some jack@$$ that you dont want on your lease.
5. Stipulate when and if livestock can be grazed
6. any other concern you have.

The $600,000 was Oline Coach who was talking about his lease. I had the original thread with the pictures, and we were only paying $1900 per gun. There's not much we can do because the ranch is owned by hospital in San Angelo, and I doubt they would give two hoots about what is going on. Whats bad about the deal is the ranch is over 100,000 acres and our lease is the only one that got
screwed over because no one elses lease's changed, just ours.

Thats just wrong! The landowner should have let you matched price. Maybe the ranch manager is going to day lease the place or offer guided trophy hunts to fill his greedy pockets.

Go have a talk with the ranch manager and tell him you are goingto talk to the ranch owner then go talk to the ranch owner. He may not know what is going on. Ranch manager may be overstepping his authority to put a few more bucks in his own pocket.

$8.00 an acre x 15000 acres = $120,000.00 per year times five years = $600,000.00 over a five year period. The first five years $2.25 per acre, next five $5.75 per acre, next five years $6.25 an acre Last 5 years at 7.75 per acre nor eight.Yes we had a contract.Contracts are meaningless when a place is sold or inherited. I mispoke we didn't give him $600,000. because he took the place over.

Same thing happened to me a few years ago, but I did have the option to keep the lease. The land owner told me he had a group offering him over double what we were paying. We left, and a year later the land owner called me and told me the guys were arse holes and wanted my group back. Of course, the price wasn't going to be the same as we were paying before. We walked because of principle, but I kinda regret it now.

I feel your pain. Have had the same thing happen to us twice TxFisher....and man does it suck.

First time, we got the inside track to a 2,000 acre tract that was part of a 17,000 ranch. The leasor had it leased to a corporate group who was bringing too many folks who were shooting anything with horns and were ignoring other lease rules. He wanted a small responsible group that he wouldn't have to worry about and who knew how to manage the game.

We hunted it for seven years taking very few bucks and a TON of does the first few years and got the place back to where it needed to be. In addition we fixed up the ranch house a little at a time. After the 7th year, along with every group on the ranch, we got the boot per the landowner who got a ridiculous offer from....you guessed it.....another corporate group. The irony. It was a great piece of land and I feel fortunate to have hunted it for seven years, but it still leaves a bad taste in your mouth.

That sux. I stay on the fence on leasing. Currently have a lease but if I run into anything like this, I will probably just start doing a few DIY out of state hunts in the mountains for elk and deer and deer hunting on the small property I own.

We leased some property and got kicked off 2 weeks before opening day a few years back.

Now that sucks!

Man that does suck!! Knock on wood....we have had the same place since 1984 and we still just use the good 'ol boy handshake every year,price has only gone up once!! I am starting to fear the day we hear those words too!!! With times changing and things the way they are you just never know!!!

Seeing all these stories just makes me glad I don't hunt here anymore. I've seen a lot of buddies get screwed out of good leases that they worked thier tails off to make better, not only for the deer, but the whole ranch.

I feel ya man. i lost a lease that ive had for about 4 years and thats not a long time but my friends who set me up in it have hunted it for about 20 years. im very sad thats its going i would hate to feel like they do. its became a home to them.

That's really unfortunate! That's why I don't hunt in TX... Mexico is the only way to go... Get opportunities at monster bucks at a fraction of the cost of South TX!

I hope you have some good luck finding another place.

Man that sucks...bottom line is money talks. As far as improvements, don't do anything to the property you wouldn't mind losing if you get booted in my experience. Landowners will complain about irresponsible hunters until a group of them offers him enough money to shut him up and lease to them. That squeezes out the "Average Joe" that is a responsible hunter that can't afford some of the steep prices these days.
