Just got the word today that the ranch manager went and leased the our lease to someone else. Been on it since 98, and have never once had an issue with anything, in fact he told us last year we were one of the few groups of hunters he didn't have to worry about. But money talks, and he said that some one else came in and offered twice what we were paying. The pasture's to the south and to the west of us also got the boot, 12,000 acres in total. Man this hurts, all of the good bucks we have been letting walk over the last few years and some other a$$hole gets to shoot them. He gave us two weeks to get our stuff off. Here's a couple of pictures from last year. Thanks for letting me vent.

This is exactly why I refuse to feed protein or do to much towards the land. Hate to sound negative but this crap goes on way to much. Good luck finding a new one with good deers.

That don't sound right. Did he not offer you guys the same deal before he leased it to others? Maybe he's getting paid a commission from the new leaser's.

No he didn't offer us the same deal, the price would have gone from $2000 to $4000. I highly suspect that whoever did this is just the middle man and is going go and sublease the land a make a profit for himself. This exactly why less and less people are hunting every year. Right now i'm so damn mad I don't really know what I want to do. It will take us two weekends just to get all of our chit off the place!

Dang that sucks. I remember when we lost our lease near Johnson city 4 years ago. We had all been on that lease since before I was born then the land owner died and her niece took over immediately kicking us off.

how is the price going from 2000 to 4000 not the same deal to those that offered him "double" the price?

sucks to lose your lease...build up a deer heard then get it pulled out from underneath you.... just not right.

I keep coming across these ads that either force you to feed protein, and highly suggest it... seems kind of strrange,...why do they want you to feed protein so bad? so perhaps they can kick you off after 4-5 years and you've developed the deer herd....

That really sucks. Kind of odd that they didn't give you first right of refusal. Somebody is screwing both you and the landowner on this one.

I have this situation covered in my lease contract just in case this happens. That really stinks to have that happen after all your hard work. Hopefully you guys will find something better.

Stories like this are just another reason why my interest in hunting is going down fast. I'm 50 now, and have been hunting since I was a kid. But honestly, I feel I've reached a point where I could walk away from it and hardly miss it all.

Yeah that's BS not offering it to you first, just wrong. I can't blame the guy for wanting more money, that's the sign of the times, but not offering it to you is CS.

We lost ours to the same situation earlier this year.Ours was not anything but Mom let son take over. Son wants to let the pastures rest so those 4.5/5.5's will be 6.5/7.5's and he can then get $12/15 per acre instead of the $8.00 we gave.We still had a four year lease which would have made 20 years on the same 15,000 acres.Let someone build up your ranch. The last five years alone we gave them $600,000.oo to hunt a ranch that had absolutly no livestock,no fences unless someone had a outside fence,jeep trail,no electrict! You say why did we stay because our kids/grand kids grew up on the place and we loved it.Every time they asked for an increase we gladly gave it.

Bad deal , I am about in the same boat as Dan in Spring . This is another - to Texas hunting leases . Good luck , dont give up .

I would go straight past the "ranch manager" and get in touch with the landowner.

I'll bet money the manager is in kahoots with whomever he leased the land to, and the landowner may actually know nothing about it.

I've seen quite a few crooked "ranch managers" that had the landowner in the dark on things they were doing. I've even seen a couple go to the pen over it.

In fact I'll GUARANTEE you the ranch manager is somehow involved with the new leasers, otherwise there was no reason not to offer you the same $4000 deal.

Not that you would have taken it, but thats not the point.

Have you asked the manager why you were not offered to keep the lease at the $4000 rate the others offered?

If I were ya'll I would check into buying a place so you never have to worry about this happening again, If you can afford $600,000 over five years you should be able to afford to buy a place...just sayin confused2
