Panhandle Lease Opportunity, $5500.00 per member, 8 members.
Approximately 16,000 acres on the South Bank of the Prairie Dog Town Fork of the Red River. We have a 17 year history on this lightly hunted place, only 4-5 hunters during this period. A few members are leaving as they have another lease in the area and own a ranch a couple of hours away. Hunt any legal means you prefer and kill your choice. If you shoot something less than 150”, you’ll be cheating yourself. Bucks from 177” 17 years ago to 168” this year with several in between have been taken by this group. Lease is year round, your immediate family can hunt on your limit, wives and children up to 18 yoa/still in high school.
Mule deer included, there is a very healthy population. I see 25-50 every sit. I have seen great bucks, after season during the mule deer rut and a few during the season. The mule deer hunting has been very light, as we had other opportunities and were most often heavy into white tail hunting during the brief mule deer season. They are heavily concentrated in one corner of the lease and this area should be shared by the group.
There is an established camp with a cabin for cooking only, no lodging or sleeping as it is small and needed for food storage and meal prep and eating during bad weather. We have electricity with I believe five available hook ups for campers. There is water, one hose bib hook up that we draw from a well.
Abundant turkeys, hogs, huntable dove #’s that vary from year to year and great varmint hunting.
A high level explanation of rules, more details to follow during a personal meeting: You hunt your own area however you want. You are allowed one stand/set up and nobody goes near it without your permission. If you want to share your stand, by all means do so. During deer season, no guests, only family as described above. During the off season, one non family guest per visit. If you’re a single guy with no kids, or have all grown children, we can talk about an option for you. (I have no hunter that fits the family description, so I’d bring my grandson) Guests are often a problem on leases, so we want to really keep this great lease for the members that are paying a lot of money to be there. We won’t be the lease where a member brings a variety of people to hunt from his/her membership. That said, if you have a friend that you want to bring to help out with something, hog hunt, dove hunt, etc, we have the one per visit option. Stay in touch with the group and send a group text when you’ll be there. Don’t be that guy that always sneaks to the lease during the week and doesn’t let anyone know he's going. We all want to be friends and helpful partners to one another. We drink beer, don’t get drunk and stupid and clean up after ourselves. A clean camp & cabin will be maintained.
This is a fun lease, I’ve enjoyed it a great deal, killed great game, had great meals and really enjoyed my hunting partners and the huge panhandle space we have. It is for hunters serious about killing trophy white tails, but hunt it how you please, legally. You won’t see a long list of rules, I can’t think of every crazy, illegal, dangerous thing a person may do. Serious, mature hunters that are paying this amount shouldn’t have to be told about gun safety, how to manage gates, pick up after themselves, etc………

Sounds like a heck of a deal and if I wasn’t paid up for Colorado I’d be calling for sure ! This won’t last long

When I filled open spots I always went to my existing hunters first - a known quantity

Im interested, but mostly for the mule deer. How big is the "community area" that the mule deer hang out? Also is quail hunting allowed?

Lease is full. I don’t anticipate any of those that have personally committed not working out. We do have a few on a list of alternates should they be needed. Feel free to continue to inquire to be considered should we need a hunter.
