Being a land owner i am just wondering exactly what i should expect out of a outfitter. Should they maintain all feeders and stands, should we expect to see them on "work days" you know maintaining hunting areas, should we expect them to clean up after their hunters.

thats up to you, as the landowner you set the rules, the outfitter accepts or rejects them, or you settle somewhere in the middle

They should but they wont. Money hungry pimps that have ruined some good hunting areas and burned alot of bridges with the landowners.

If your upset with them, get ya another outfitter. There are tons that will abide with what you want and respect your wishes.

If they can't seem to respect the land they are using they aren't worth a damn, also gotta figure how the rest of their operations run, if they're sloppy about safety, an injury can always come back to the land owner. What kind of insurance are they carrying as well as how much are you covering yourself for.
If you have a nice property and can't find a respectful outfitter you'd be better off finding quality folks to lease it for the season or year.

If they mess up get rid of them. Especially if it has been brought to there attention. They should be appreciative of having the opportunity to work with a landowner.
And even when I myself am given a list of rules to follow we go above and beyond that list. Such as we have our own feeders we set up on the property along with the landowners and he maintains his own feeders yet while we are up there we often fill them for him.
Its the little things like that that make a difference. If your having problems it will only get worse. Switch to another outfitter and give it a try. Good luck!

You should expect them to have insurance coverage for you and him and the hunters that they take out there.

I think that would be one of those "Myway or the Highway" kind of deals. It's your land, throw their butts off and get someone who fits your style of management. (unless of course you're just an arsehole) No offense, just saying.

if you have a contract with them make sure you put what you want the outfitter to do in writing.

Best thing to do is just lease your own land to some good paying hunters..why should you let someone else make money on your land...... there has been a lot of good owner/hunter relationships broken down by outfitter.....just my .2

Most outfiters/land managers will not leave any trash behind and they take care of their own equipment. If they get most of the profit. If they can't pick up after their selves I would tell them to take a hike before they turn your place into a dump.
If I'm not hunting something I must be dead.

I would be willing to bet that you could find some really good folks right here on the THF that would be willing to take very good care of your place. This is where I would start. Just my

QUOTE We have been working our tales off on the place cleaning mowing building a new camp adding stands and feeders planting cover crop Quote
That is how we do it mudder. I feel it is my responsibility as landowner, to make sure Mike has everything needed for him and our guests. The amount of money we make is is directly proportioned to the quality of deer that are harvested. Not all landowners can operate hands on like we do, when I lease property, I prefer to take on the landownwers role as manager over hunting related things like feeders, camp etc. I also assume all cost involved. This can be adjusted. trust and honesty is key.
That being said: This is what I have learned from the last three years. People book hunts because they trust the outfitter, not because of your land.

Good information here guys.
It can vary, we have some landowners that don't want anything to do with hunters or hunting... some that want limited contact and to know each other, and some that want to be hands on managers. All three are valid ways to operate provided the outfitter/manager is doing their part.
Just like every other profession in the world, some are OK and some stink, plain and simple.
