Just got my 2024 tax valuation on my farm in Rains county today. No new improvements have been made. They raised my actual taxable value by over 100% and total market value by 70%. This is the most ridiculous thing I've even seen.

I'm still waiting on my Kimble County appraisal review board hearing for the ranch house valuation (they doubled it- 21 year-old house)...for 2023. Idiots.

A buddy of mine had a 360sqft portable shed taxed at $52k as "residential housing".

We got ours today. Unbelievable. But property values are ridiculous.


If the 2nd amendment was written just to include guns for hunting, why is there not an amendment to protect fishing poles?

My smallest property they raised the value 14%
Next property 33%
Largest property 106% !!!


There are two small properties for sale on our road. One they are asking $120,000 p/acre and the other $47,000 p/acre.

I’m dreading getting it on a rental I have in Hurst. My grandson and his wife are “renting” it a very attractive price. Home values are exploding. If they weren’t in it, the rent would be about 40% more. Can’t homestead commercial property.

They can only raise your taxable value 10% annually. They can raise your appraised value to whatever.

If it's your primary residence and you have the homestead exemption, they can only raise the assessed value 10%...but if you don't have that exemption? Yeah, they gonna bend you over...and it ain't gonna be nice and slow. They ain't even gonna buy you dinner or kiss you after.

That 10% will double your taxable value 100% in 7 years.

I’m anxious to see what they do with the property we just bought. Right now land valued at 25k improvements valued at 125k. We’re dozing every improvement

The land boom must still be going on north and east of me. It was two years ago here and property taxes went way up. Last years was about 18% lower for me here.

Don't you have an Ag valuation on the farm? Are you talking about the improvements?

Jimbo1-You should always protest if the valuation is too high. It may not affect you now because of the over 65 freeze, but your heirs will be taxed at the value the CAD has.

Yes I have ag exemption. After the ag exemption and my dv4 disabled veteran exemption my total taxable value increased 105%. So my bill this year will be twice what it was last year.

Oh yea, I protest every year. Some work, some not so much. Just saying, from what I understand, is that this will be my last time to have to.
