Mueller pre engineered house is $28k for 1200sf. If you skip the concrete middleman and hire the sub directly, you can have the building and slab for $35. Erecting should cost $3-$6 per sf. Finishing out the inside can be as cheap or expensive as you want it. But again, skip the contractor and hire the subs direct.

Once again, you guys come through! I have a few options im going to look at based on your suggestions! I have to do something and do it SOON!

Sneaky - not an option for her or us. We love her but we are not cohabiting compatible! lol

Big Pig - deed restricted, no mobile homes. (Which were are fine with) A tiny home is just going to be too tiny.

Or Ulrich. I've been in a few, and was with a buddy a few years ago that had one for his small place in Archer County. The process was so good from buy to set up he bought a second one for guests. It's conventional construction, completed in doors and set on your site. These are really nice, and well built. It is what I would do if I had a place. Actually, another group I know well bought two recently and are doing the finish out themselves. These came wired and plumbed, rough in. I bet they would do just about whatever you wanted.

Well, i looked into this as i really liked what they were offering! Unfortunately, the pricing was way too high for us! The 2/2 unit that was 962 sq ft has a price of $210k!

I got a quote to turn a 14x36 shed into a 1/1 tiny home. I have the shed already and it’s on a concrete slab. Quote was for $52,000. So just over $100 a foot

agree ... heck the house I grew up in was about 800 square feet with 2 bedroom, 1 bath, kitchen and living room ... family of 4. My dad later converted the 1 car garage into a den adding about 200 square feet, giving us around 1,000 square feet total.

I have no idea in today's market on building costs but I know they are likely outrageous. Just an idea, maybe find a clean repo'd double wide manufactured home on pier and beams (or just leveled & under-penned). build on a separate porch with wheel chair ramp for easier access for elderly people.

We turned an existing 2 car stand alone garage into a house for my mom for under 100k. The biggest way to save is by being the General Contractor as others have said. We got a bid from a GC for essentially the same build, and his fee was roughly 50k for just himself. That being said, being the GC nearly drove my wife insane, as it's a lot of details to keep up with. In terms of work we did ourselves, it was fairly limited. We installed the cabinets, some shelves, and the appliances, but all of that is fairly basic.

If you are starting from scratch, there are programs online you can buy for around a hundred bucks that will help you design the place with just a few measurements.

Why not look at a bumper pull RV ?,look at the different floor plans and see what she thinks.Maybe even take her along and she might find just what she likes.
