Considering leasing 350 acres high fence in Duval county to the right people. Would like to lease it to 2-3 people max to promote management strategies. Number of people will also determine the amount of animals to be harvested. Property is well maintained, has water, electricity and has highway frontage for easy access. This is for a whitetail and dove lease at this time but axis are on the property and can be added to harvest once a huntable population is established.( Maybe by next year). Pm me if you're interested with your overall goals for the lease or if you're needing more information. Price will be around $6000-$9000 a person depending on the agreed number of animals to be harvested. Thanks

I could have many things to say, you’re best off leasing to an individual with family and friends rights. Need to make sure the individual is managing the place correctly, but will be easier than trying to put 3 guys on a place that size.

Not that you asked, I'm just chiming in based on personal experience...and I agree 100% with rickym...figure out what you need to make from the arrangement and establish an overall management plan that is best for the property. This, in turn, will give you the appropriate harvest quotas...from there lease to one individual "gun" with family & guest rights, like a family patriarch or small business owner...and then hold them accountable to following the established plan.
"Number of people will also determine the amount of animals to be harvested." = not an ideal way to properly manage.
A high fenced property should be managed for a healthy herd balance based on the current condition of the herd and the size of the property...not the number of guns on it...

Thanks for everyone's comments. I'm definitely trying to manage deer population while at the same time making sure my leasers are happy and getting what they pay for. As far as photos I need to see if I still have pictures from this past season on my trail cam cards. These are native deer so nothing crazy looking. Typical 8-10 points and average 140 inches. Lots of potential if managed correctly as this is my 4th year with property under high fence.

In my opinion, $9,000 is a lot of money to kill 140 inch bucks. For that price you can get 170 and above in a lot of places. But, it might be the perfect place for someone out there. I say let the market determine if he gets it or not. More power to him if he does. I have priced land what I was told was too high and got asking price before.

I'm going to assume you haven't spent much time hunting in that part of our State, if this lease is thick brush like a lot of Duval County is....350 acres will hunt 3 people no problem. If it's been cleared for cattle, different story. I won't comment on the price....good luck.

I sort of agree but the logic "....$9,000 .....140..." is a little flawed. For that $9,000 you will have a place to go for maybe a week. Not all season(year?). But that is top dollar per acre for no bunk house. Also no mention of feed cost. There are probably feeders on the property(it is Texas) but easy to spend $5-10K on protein off season.
And is it MLD extending your season?
2-3 guns could have fun culling (putting aside all of the opinions on that subject) and letting the big ones grow

Maybe it’s just me, if properly managed the number of animals harvested would change every year based on recruitment, mortality, disease, etc. So, is the price going to change every year by as much as 50% based on what needs to be removed, if the answer's yes...I'd have to say, good luck.

Skinnerback, I have hunted that part of the state since 1974. Fifty years. Literally. Wasn't aimed at you Sir. I hunted south of that area for many years and I'm well aware of portions of thick terrain. I still think 350 is way too small for 3 hunters esp. if there is a camp on the property.
