My German neighbor friends, Arndt and Berta are on the verge of retirement and have decided to downsize and purchase some rural property W/NW in either Young, Throckmorton or Haskell counties. Sounds like they are looking for huntable property, 100-200 acres, preferably with a housing structure in place but if not, they will look to build a Barndo in the 1500-2000 sqf range. Arndt is very anxious to lay his hands on his first whitetail trophy buck and Berta is very much looking to make some Schnitzel from the backstrap or tenderloins. Arndt has indicated he will continue taking his annual hunt back home in the Bavarian Black Forrest for Stag and wolves. Sounds like their budget is in the $750K-$1M range depending on what they find and like. So if you hear some German spoken out that way this coming deer season, it just may be Arndt and Berta doing their thing....

I told my wife we will soon downsize. Just got my home insurance quote, 8600 bucks a year. Taxes are over 10k a year.

We downsized in 2009 and moved to the country. Wonderful change, though there is work to be done.

I know. I have a guy working on it and shopping around. It was around 2400 a year for along time.
My wife went about 6-8 hours without talking yesterday because I had lots of questions of why we are paying so much. She does the bills.

I know land there doesn’t cost anything like here but 100-200 acres with a decent home for that amount seems unlikely to me. I might just be jaded by the price of land around here though.

That would be a 'pipe dream' in my area (Deep East Texas) and land prices are fairly reasonable here.

I recently looked around Cross Plains and Throckmorton areas.

$4K an acre is out there.

Personally, I don't want any structures on it. I am done un-f-ing someone else's poor construction.

Location matters. I’m thinking of selling my 133 acres by Bowie. All trees and rocks and I’ve gotten too old and arthritic. Realtors are telling me $10,000 per acre for anything remotely close to D/FW. As one realtor told me “nobody wants farm land”.

Through word of mouth I have 2 interested parties. Prices of deer leases must have gone out of sight.


Without a sense of urgency, nothing ever happens.

DQ, Young County land prices are following the rest of the country and still going up. There are some good options out here maybe off market, Jackie Webb at Whitetail Properties is where I would start, he's a Graham boy, he and I have roamed this entire area hunting and fishing for a long time.

A person can still get flat unimproved land for 4-5 grand up there but that’s not what I would want to retire on. Everyone has different preferences though.

I'm originally from Throckmorton. They need to realize if they move out there the hospital is basically for triage. For real care they will be going to Wichita Falls, Abilene or DFW. Also, the nearest grocery store is going to be at least 30 minutes away one way. People who are used to conveniences can be in for a shock when they move out there.

Yes, some things need to be considered before moving to the country. We are 10 miles from a grocery store, 22 from a Walmart, 40 from Home Depot or a good hospital. My wife thought she was having a heart attack on Friday, so we took off like a rocket for Baylor, Scott, and White in Waco. She’s healthy as a horse, so no worries there thank goodness. Still, that’s about an hour from critical care. The bad news is the hour drive. The good news is that it’s a good hospital.

They may want to look into some aero-medevac/life flight insurance too. A heart attack or a rattlebug can absolutely create some urgency. Our forever place is 40 miles from the nearest hospital, so we'll definitely be looking into that.

My younger brother had a heart attack (shortly after his virus injections). They choppered him 90 miles to a good hospital. Cost him $30,000.
