My wife showed a house a couple weeks ago that had two meth heads living in it. She showed up with her clients and ole girl was on the couch tweeked out of her head and her man attempted to give them the grand tour. My wife and her clients quickly vacated. As they left a man met them in the driveway. He lived a few houses down and owned the house she was showing. Apparently the squatting tweekers were renters but hadn't paid in several months and THEY had listed the property for sale with a realtor. The owner had a court date and eviction proceedings underway but he had no idea the squatters were trying to sell HIS house. My wife reported the listing and listing agent to TREC and the listing was removed.

There's a big difference between a holdover tenant and a squatter.

This is why my VRBO guests are limited to 28 day's. If I allow them to stay 30 days or longer, they gain "Landlord/Tenant" rights. By limiting them to less than 30 day's, I can boot them in the same manner as any hotel or motel, which is 24hrs eviction notice.

If I owned a property that had squatters on it I'd clear them out pretty easily. Pull a Hunter Biden and walk around in a thong while holding a hand gun after you move in with them. I'd sit around watching porn and playing with myself in the living room.

I currently have one rent house but have had several. I once removed the front and back doors of MY house when I had a problem renter. I have found that the best thing to do is rent with utilities paid. In case of a problem, have the electricity and water turned off. Have a talk with power and water companies.

This guy makes a living removing them at $5K a pop. Simply uses their own techniques to "out squat" them. Shows up with a legitimate lease on the property, moves in the second they are gone, covers the place with security camera's for his protection, and then when the cops are called by the squatters it becomes a "he said/she said" civil litigation that they won't involve themselves in. It's not the Leo's job to determine which lease is real. IF they try to go to court they are screwed because he has the only valid lease agreement. So the squatters generally just grab their stuff from the driveway and go looking someplace else.

I like the end, just basic common sense laws we need.
