I know cost is high but why dint we see more of them with all of the hail claims?
I know HOAs don’t allow them in most places

Never had one until this house, so far love it. It was there when I bought the house and was put there 6 years before I bought it. They put the lathing on top of the old shingles then the steel. Between that air gap and, insulation of the shingles and ridge cap ventilation attic stays 20 degrees or more cooler than my last house on a 20 degrees day than my last one did with asphalt shingles. Same amount of insulation in the attic in both houses,
50 year roof, lots longer than shingles.

I have stone coated metal class 4. Its 17 years and going strong.
Its use to be a nice insurance deduction, now its almost a liability. Heard sheet metal is same way
As far as sheet metal, R, U, V or standing seem, I dont think the holding up better then class 4 composite or alloy

I know HOAs don’t allow them in most places Do they not take a beating and dent up in a hail storm? I love the look of metal roofs and would love to sleep under one when it rains I’m sure it’s kind of loud which drowns out my tinnitus.

8" purlin on 24" centers 5/8" OSB screwed down to the purlin Membrane on the OSB Mueller CF Panel, which is like a DIY standing seam. No exposed fastners. 8" of closed cell foam sprayed to the underside of the OSB.
Attic is within 5° of the house.
Let it hail. I don't care.

I love the look of metal roofs and would love to sleep under one when it rains I’m sure it’s kind of loud which drowns out my tinnitus. Takes golf ball size or larger to dent a class 4 metal roof. In 2017 I got hit by egg sized hail and totaled my metal roof. I consider that a once in a lifetime event. Went right back with metal. Ain’t cheap but stands up to what north Texas throws at it.

Mine had a cosmetic waver for lower premiums. I signed it because I don’t give a rip about cosmetics on a roof. 22 gauge thick and the golf ball sized one last year didn’t do a thing to it.

To make a metal roof worth the expense, it's a good idea to sign off on a "no cosmetic damage claim" statement for some people. My parents did that and it's way cheaper than a composite roof ... plus the energy savings.

My parents house was built in 1981. Anodized R panel. Far heavier than what you see today. The only issue has been the rubber seals on the screws. They gave up about 5 years ago and started leaking. They had to be replaced. One actual dent in the roof from a large tree limb. No leaks there.
The walls roof and second floor are made from back to back 12” C channel making them look like I beams. 12” of pink fiberglass insulation topped it off for the lowest electric bills I’ve seen to date.

I have had metal roofs for 25 years. My first was thin barn metal over rafters. It was junk. Noisy and it leaked really bad after the first hail storm. I put plywood on the rafters and good roof metal 23 years ago. I have not had a problem yet. I really don't see how the metal can dent when it is flush against thick plywood, but my insurance said I have a few cosmetic dents on mine. It isn't leaking and I can't see them so it is fine. They won't cover it anyways.

I have been shopping home owners insurance and found a few wont insure anything over 1000 square feet with a metal roof.

I know HOAs don’t allow them in most places I see many partial Metal Roofs in my Subdivision, they are used as accents usually on a covered front porch or turret, I think they look great.

Put a standing seam metal roof( no exposed screws)on 20 some years ago and have never looked back….
My Yote toys, Ruger 77 22-250 Foxpro 416B & numerous hand calls ************ God would never send Firefighters to Hell because we would put the fire out!

our neighborhood got new roofs after the storm in June 23. Next door neighbor went with metal roof and seems happy. More expensive to install but cheaper on insurance he says. I was surprised the HOA allowed it but it looks fine and neighbor says there isn't a difference on the noise when it rains.

I know HOAs don’t allow them in most places A lot of insurance companies write exclusions for "Cosmetic Exclusion" That means your roof can be severely dented and if it holds out water, they arent replacing it.
