**** Please read the whole post ****


13,500ac located 10 miles south of Eagle Pass in Maverick county. Restaurants, gas stations, dollar store within minutes from the ranch. We are located right on the Rio grande River. Flat brush country, river bottom, hill rocky terrain. Blinds and feeders in place. Corn, protein and cotton seed fed year round. Ground blinds are strictly bow or crossbow only.

Each member gets 1 primary blind. The rest are community blinds unless a member adds a secondary station that they maintain separately.

We have great deer 130-170s+ the amenities and other hunting opportunities make up for it.

5 private rooms with 2 queen beds private bathrooms in each
1 loft apartment
2 wood cabins with bunk beds and private bathrooms.
Community kitchen with walk in fridge, with dining area
Saloon style cantina for entertainment
All the above are fully furnished
WiFi throughout camp
Stone fire pit
BBQ smokers

This is a fully exclusive and inclusive hunting lease that is turnkey.

This is a 10 member family oriented hunting lease. Family and guest always welcome

24/7 365 access
Hunting, fishing, outdoor recreation
Walk in cooler
Enclosed skinning rack

Whitetail (MLD tags dependent on survey- strict management program and rules below)
Hogs (unlimited)
Javelina (1 per paid member)
Doves (1st split only)
Ducks (not during rut December 15-Jan 1)
Cranes (same as duck)
Turkey
Varmints (daytime only- NO NIGHT hunting allowed period)
No exotics
Fish in ponds and river

We have a maid and cook on standby she charges by the meal plus groceries.

1 Trophy buck permitted per member must be 7.5yr+ at 150”+ 10pt or more
1 management 5.5yr+ 8-9pt under 149”
2 culls (trash/deformed horn)
5 does

There is a fine of $4000 if you kill a buck you shouldn’t, fail to pay fine you will be removed from ranch and you forfeit the rest of the year.

1. No driving around during the hours of 6am -10am & 3pm-dark during physical deer season
2. 1 guest allowed during Rut( immediate family is not considered guest)
3. You wound a animal you must pay for a tracker to retrieve your animal
4. There is ABSOLUTELY no night hunting. This is a rule from the landowner. This is a working cattle ranch. This will get you kicked off and banned from ranch.
5.

We are interviewing for 3-5 new members.
No splitting spots.

Lease dues per member which includes utilities is $25,000 per year
Plus Feed is $7000per member (ranch hand keeps feeders filled)

1st year buy in $3500 depreciated over 3 years. (This goes into an updates on the ranch. If you get off your first year then we refund you $2250 if you get off after your 2nd year we refund you $1250

So I understand it, it’s $32k per hunter/year with a $3500 ranch spiff to cover incidentals.


Do I have that correct?

It is 32k a year per hunter per year. The 3500$ is to help divide the cost that other member have fronted and continuing to make this place something to enjoy. There are zero expenses spared on this place.

Understandable. Everyone needs skin in the game rather than just showing up and reaping the benefits of existing infrastructure.

This is obviously a very high end ranch with great accommodations and deer. So if a newcomer comes on this forum to advertise it then don't give the guy grief. The price is what it is so please do not whine about it. So many forum members are looking for a lease so bashing someone who comes here to list theirs does not make others want to list their leases here either - if you cannot afford it then just click on the next thread

Same thing I was thinking. WAAAAAAAYYYY out of my league but I'm keeping quiet about that because it's irrelevant, no bashing or grief given. Sounds like a great place minus the current invasion and that kind of money is pocket change to some folks which is good, more power to them. I hope the OP finds some good folks to fill those spots. up

I wasn’t commenting on the price I just wanted clarification. A lot of the ranches down there are $25k/gun plus feed….that isn’t out of line for a known ranch in Maverick county.

It’s probably on the Cinco if it has river frontage and that close to town.

If you do the math its 18,50 per acre which is pretty normal and I spend around 7 to 8 thousand on feed each year and do all the filling my self, and when we got the lease we spent 2500 per man to buy the existing stands and feeders and a 40 foot container, but that was several years ago

For what it is it’s a fair price. Like someone mentioned finding a good lease is hard enough. Just because someone can or can’t afford something is mutually exclusive to the value to said person. Sadly, hunting is not a past time for the masses these days like it once was. It’s expensive and sadly priced a lot of folks out of the generational past time that many people could afford at one time. Don’t hate the player hate the game. It’s. It a nearly 5 billion dollar industry in Texas for no reason.

I don’t see any negativity towards the OP, am I missing something? And, a high end lease will garner some comments, just like any other high end item. I’m sure the OP has probably heard a few before and knows to expect a little heat😁.

Any comment that keeps the info at the top of the postings is what is wanted anyway, so negative or positive comments are keeping it in front of the readers and that is where it will get filled---after it is in front of the readers and the right person finds it.

Sounds like an awesome ranch with great facilities. I don’t agree with the $4000 penalty, but that’s about it. Good luck getting the spots filled.
