Any idea what the going rate is for 50 acres 5 minute drive from brownwood Texas? It is heavily wooded and has plenty of deer in the area.

It depends and could be a high premium depending on deer quality, quantity and location of where prospective hunter lives. Someone from Brownwood area may be willing to spend $2000-2500 on a place as you describe, whereas a hunter fron DFW only $1000. Kind of like love, beauty can very much be in the eye of the beholder. That said, I'd say anywhere from $20-$50 an acre as smaller places carry a premium kind of like smaller houses per sqf.

1000-2000 should be the range, but will likely fetch more

Lease prices are going up and up so I would say be prepared for $2500 and down. Deer ratio and Bigger Bucks raise the price but I would confirm before being gouged if landowner wants more than that. Asking to stick a camera out if this lease is for next year wont hurt and/or ask to see current pictures. Be careful with the "I didn't change the date on my cameras so don't worry about that".
