The property is 119 acres in Comanche county.

It's all pasture land. (coastal bermuda)

60 acres under pivot.

What is a fair lease price for this piece of land?

I get 75 an acre. They have averaged 9 bales an acre per season.

Lease was in place when we bought the pasture in '21 after hay season. The price was negotiated with a larger paature that joins it. Didn't get a single bale off this year due to drought. That average might be coming down.
