Her house she shares. 5 bedrooms downstairs. 5 bathrooms downstairs. 5 more upstairs 1000 bucks a kid. This house brings in 10k a month. Property Tax ain’t nothing here. College towns might be a good rental market.

They absolutely are. And Landlords can get a whole bunch of money for a big pile of crap house.

We have a small 1BR garage apartment that I rent out for 11k up front a year all bills paid for single Baylor Students. No Partys no Cookouts no BS old people live in the main house they don't want to deal with noise.

We moved my son into his apt on West Campus at UT last Saturday. 5 beds, 5 baths....$1400 per month per kid and they charge us for the full month of August (even though he moved in 8/12) and full month of May (even though he's done in very early May). Elevators weren't working most of the time, so hiked up 4 floors with most of his stuff. AC didn't seem to pumping out much cold air, so I checked the filter and it definitely had not been changed in over a year. But property managers did not give a damn. Yeah, college rental properties are an incredible investment if you're not buying at today's inflated values.

Tarleton States growth has turned Stephenville into a $hit hole with apartments on every corner and run down rentals that have a new set of kids in them every year. It started about the time we moved to the country 25 years ago and has progressively gotten worse.

Yep, I don't think you can find anything less then 1000 in WC. Times and inflation certainly have changed in 25 years. I never paid more than $330/month rent when I was at UT in the late 90s.

Lol, my wife was there in mid 2000s she moved off campus to Riverside......yikes.
My kid was there in the mid teens and went from Dobie to WC then off campus with 6 of his buddies. That house north of campus by Trudys was a [censored] hole. And they were charged 800 a pop for rent! Kid/parents get poked around all campuses.

Wow, that’s some crazy rent, both my girls were at A&M College Station, I have been paying rent for the last 8 years, finally done now but never paid more than $600 per month, they were always in. 2-4 person apartment with their own room and bathrooms. The rent your paying is crazy, wonder if that due to location or just inflation.
And their apartments were always within walking distance to Kyle field and the campus

I figure it’s just supply and demand.
In 2002 Alabama had 19000 student. This year right at 40k. A lot of money kids.
A&M is short on dorms. But built those high rise apartments at front gate.
Arkansas has had similar growth.
I talked to several people at TT, where’s my youngest is leaning, and rent is much more reasonable. 500-600 per kid.
