Currently on a great lease in Coleman County (which I found through the forum, thank y'all!). BUT as life would have it, wife and I are planning to start a family next year and the 3 hour drive is too far for me to get the most time in the field/maintain feeders with a newborn at home. 

Management minded hunter. Would accept rifle/archery deer only, but hopeful there may be opportunity for turkey/varmint/hogs. Family friendly spot preferred so when my future kids get bigger I can bring 'em. Safety is big to me, not looking for a "beer lease" as some say. Ideally year round access. Willing to pay up to $5K/year depending on the lease details. Current lease references available upon request.

Past 2 Seasons on current lease I harvested the following:
2021 - 1 buck (mature cull/4.5, I counted it as my "trophy"), 1 doe
2022 - 1 doe. Made a personal choice to let any shooter bucks walk this year with the drought. Got my eye on a couple culls if I can make it back out during the holidays, but killed an elk in NM and not desperate for meat at the moment.

I will vouch for Dan and hate that he may be moving on to something closer to home for him and his hopefully soon to be growing family. Somebody is going to get a great new lease member wherever he lands.

I also had to chime in to compliment you on your post. This is how someone hoping to find a lease should state all the pertinent info in a polite, concise manner that shows that the poster is a responsible individual. He is very likely to get some replies just based on this not including the great recommendations from other forum members.
Too many people trying to find a lease on this site don't provide any information about what they truly are looking for, price range, and give very little feel for if they are the type of person the land owner would even want to bother responding to.
I wish the OP luck in finding a great lease and good luck on his growing family.

Ringtail, good comment and I agree completely. If you were looking for a job would you just send a quick note to possible employer saying “hey I need a job”? Or would you send a resume in a professional manner. So many seem to think looking for a lease is a one way street. Some think “I got money, you got open spot, done deal”. If you are looking for a lease it will help if you try to sell yourself and it starts with first contact.
Ive had some contact with the OP and he is the kind of guy he comes across as in his post and he would be the type guy I could hunt with.

Guys I have not hunted in a few years because lease have just gotten so expensive. I am looking fora place me and and my 4-sons and my grand baby’s can go. I have tried to find the phone numbers to the paper mill companies but no luck as yet. Thought I would try that before we went type 2.

Thanks Ringtail, appreciate the support. I’ve been lucky enough to connect with a few folks on the forum like free and tlk and been given great advice. Cross my fingers i find something, though I know it’s not easy these days. I was lucky enough to find the one I’m currently on, so figured I’d try.

OP should think about keeping current lease and bringing wife and baby with him when headed to lease. 3 hour drive to a lease in Texas is easier than finding a new lease closer to home.

Good question TLK...answer -- because when I explain to the wife, a 3.5 hour round trip sounds better than a 4 hour. There's probably some wiggle room, but figured I'd start there. It'll be my first kid and I am pre-planning worst case scenario for an emergency call to come home as I'm pulling up to a gate.

68rustbucket -- I would love that, but our camp house isn't what you'd call wife and newborn friendly and my pockets aren't deep enough to sink money into an RV unfortunately.

Thankfully I have a great lease boss (on this thread) and he's giving me time to find a new one. If not, I'll stay put, just anticipating I won't be able to get out very much.

Following a lead I found off the forum in Lampasas, but no word back yet. Still looking if anyone is having talks among their lease crews with seasons wrapping up. I have one other guy I could likely add if someone were looking for two. Similar resume to mysef.

No luck on the lead I found off the forum. The lease poster texted me and asked if I had any questions, so I asked some and he never responded. Go figure. I'm considering mailing letters to large landowners nearby. You can see some landowner's contact info on OnX these days.

Anybody had any luck with cold mailings (assume it's a numbers game)? Any tips on the approach?

There was a pretty good thread on here awhile back about cold mailing like youre asking about. It seems like it got pretty good legs so might be worth trying to find that thread to get some ideas. To me it seems it would be long odds, but you have to play the lottery to win it.

Not sure if I found the right one or not, but sounds like there was at least one case of success and 99% no response rate. Definitely seems like low odds, but as most comments on this particular forum topic suggest there just aren't many out there and those that are have long waitlists. Thanks free!

Happy to share that my wife is expecting in the fall!

Willing to pay a little more if it will get me closer to home, will definitely be harder for me to get out next season either way and if it's closer to home that'll really help!
