Like everyone else, ISO lease. Prefer the almighty South Texas region, but open to hill country as well.

Professional hunter looking for management minded group to join with a long term 5yr+ commitment; Prefer all areas within 6.5hrs or less from Houston. Prefer a tenured operation with lodging, blinds and feeders on site, but certainly not required. Looking for a structured lease with a set program of clear guidelines for all members in trophy/management harvesting, etc. to ensure everyone remains on the same page. Looking for a ranch with @ 500 acres+ per hunter (prefer 1K); Willing to pay top $ for the right place for long term commitment. Thanks all.

No, i have not checked out leasehunter, however, i have subscribed to: hunting locator, deertexas, texashuntingleaselistings and stalking TPWD lease listings page along with facebook when time allows. Though I have found a lot of garbage on FB, mainly day hunts, etc. Sincerely appreciate the advice on leasehunter, I'll check that one out as well.

No, I've been spending the last 15yrs commercially hunting many south Texas ranches with my daughter. This has worked for us due to my busy travel schedule and her demanding schedule of the university that she attends. I had a lease 14 or so years ago when my kids were small. We were on it for 3yrs and took a whopping 2 spikes and a few does off of it. I was very inexperienced. Paid back then, $3,750 a year for full annual access up in the Rocksprings area on 4,250 acres with 15 other guys that I did not know. When the landowner passed, the family sold the place. I focused on building my career as I had to relocated about 4 times due to I was involved in many acquisitions across the country. Now that I am back home for good, kids are in college and I can finally afford it - I want to find the place we can maintain/build for many years to come. One thing I hated when I was on the lease years ago was that the guys on the lease were all going different directions. It seemed like to me, reflecting back that no one really looked at things in a true management perspective. Like - get on a lease, shoot a trophy (what they called a trophy 130-140) and get off... Not my philosophy at all. Again, I was young and didn't know better, I did not enquire whom I was hunting with, etc. BEFORE hand; i.e.: I jumped on the 1st lease I found and did not do any homework. Since then, I have developed many iron clad relationships with many guides and outfitters across the south Texas region as well as grown considerably as a hunter. Though so far I have found what I am looking for is either $25K a year for a high fence TV show dynasty 5K acre ranch with a million dollar lodge, etc. By far not what I am looking for.. lol or I have found all low fence raw land 3K acre ranch direct from the land owner but they are only willing to lease for the season only for $10K; So thus far I have not found exactly what I am looking for but I am still on the hunt. Hopefully I can find it here as the current season comes to a close.

Great that you are checking all those options cause you likely know it’s hard to find a good lease. I’ve stated many times on here that leasehunter.com is by far the best locater site and no one has ever corrected me. It’s still a long shot so look every where you can.
I’m curious what you mean by “commercially hunted”. Does that just mean to hunt a “commercial” type operation? Just curious.

correct, commercial trophy hunting ranches. i.e.: King, La Perla, G2, Double JJ, Charco Marrano, etc.

I'll keep my eyes open and see what I can come up with. Appreciate your insight. Thank you.

I agree with tlk. I havent looked at this listing and know nothing about it, but assuming its higher end then there can be openings for reasons other than an issue with the lease. Especially true if it is large. When you have a lot of money paid by a lot of people the odds are someone will want off for one reason or another. Move away, change jobs, divorce, kids/family schedule/priorities change etc. With an inexpensive lease thats often close to home, guys will try to make it work out, but paying a lot of money and driving a ways then it may be the first thing thats cut out. On the other hand, theoretically. turnover can certainly be an issue within the lease.

I watched this lease posting from the start - I have been wrong before but my take is that it is a very well run lease in good STex country - Very hard to find much less get on a place like this IMO

Looks Promising. Will know 1st hand in a few weeks; missed this last weekend showing due to covid got me last Monday and through now I'm neg-, still don't feel myself. ugh. Dodged this crap for 2.5yrs and when ya least expect it...WHAM!

In constant contact with the lease manager, great people; Getting together soon; Certainly looking forward to it.
