mule deer around Benjamin TX

Anyone hunted or know the area around Banjamin TX? Saw a property listing on Zillow claiming there is a "healthy population" of mule deer on the property which seems odd for that area to my understanding. Any thoughts?

I have hunted real close to Benjamin for over 30 years and have never seen a mule deer where I hunt .

I hunt north of Benjamin near the S. Wichita river and have see a total of 2

Someone’s stretching the truth a bit. You need to be an hour west to north west from Benjamin before you see any small herds of mulies in my experience. There is a decent white tail population.

I am roughly 60 miles west of Benjamin and see more mule deer than whitetail though we have both. No idea how far to the east they go.

I lived and worked in Crowell for 2.5 years and never saw a mule deer.
I have seen them north of Paducah at the Matador WMA.
