I have a place in the SE panhandle that I own (in conjunction with some family members). Its about 350 acres. The other 3 guys that hunt on there with me pay $400 each for a year around lease. They can hunt anything and everything they want - whitetail, mule deer, hog, quail, turkey, dove, etc.

One of the guys is bitching about the price this year. At less than $4/acre for the lease, I think this is a great deal. I don't know of too many other places where you can hunt for less than $4/acre and have a chance at a big whitetail (a 10 & 11 pt. were taken last year), mule deer and access to good quail hunting.

Am I charging too much? Ya'll give me your honest opinions on this.

Note: Lodging is not provided on the lease.

I might be in too! I'd like a shot at Muley's for that price. We were paying 960x8 for 1800 acres.

not a bad price at all, don't know the deer densities and terrain, but if you have a resonable chance of bagging something that your proud of, its a damn good deal, hell, i spend more than that a year in gas to get to my place. i'm not even gonna mention feed prices either.

Slim,,sounds like a pretty good arrangement for your hunting fellers. The hunter who's complaining may not have checked around much to see what others are charging. Good luck!

More than fair, keep me in mind if he thinks that's too high.

I hunt in Turkey, 40 west of childress and we are paying 5.50/acre for 1700. You need to charge what you think is fair. If you are satisfied at that rate stay at there, but dont go up or down because of crying hunters or your own greed.

I don't think he'll find a year long lease anywhere else for that. Seems like a steal to me with Muleys and big whitetail on the place.

That price is more than fair. In fact I would be willing to pay more than that for the chance to hunt somewhere I might have a chance at a Texas Mule Deer. That is really a good deal and you could get more for the place if you wanted too.

don't ruin it for the other guys though. some people just like to whine. if he thinks its too high, send him on his merry way and lease it to one of the fine folks here on THF

I say kick them all off and open up bids for the spots! I'll start it off at $600.

Definately kick him off! That is a LOW price for a lease and I don't care where it is. If he moans about the price again, give him an invitation to the gate and down the road. See how much you hear about high lease prices then.

That dude is a dumbass. He doesn't know when he has a good thing, or is a cheap moron. I would jump on that in a second, no doubt. Your cheap, very cheap. More so for year round all species of game. I would tell him to whine his butt out the gate.

I say that is a great price, even though mine is less for more land, but we have an agreement with the landowner that untill the original group of hunters is gone the price will not increase, and we have been hunting there since '89 without a problem. If he gives you lip KICK HIM OFF, there are others who will happily fill his spot, but I wouldnt advocate raising the price either.

DID YOU EVER THINK ABOUT $4OO FOR JUST MULE DEER SEASON ONLY? IS IT STILL 9 DAYS?

JUST LIKE EVERYONE ELSE I THINK YOU ARE GIVING THEM A GREAT DEAL AND IF HE WANTS OUT YOU'LL HAVE NO PROBLEM FINDING A REPLACEMENT.

i was paying 12.25 an acre in shackelford and had good hunting on 165 acres, we just got 320 in lutie which is north of wellington for 6.00 an acre i thought i was getting a heck of a deal. let him sit at home for a season and see how he likes it. Besides its easier to get a big buck on the outdoor channel

Thanks to all for your responses. I was pretty sure that this was a good deal. He's pissed because I went up $25 on the lease price this year. He's had my blood boilin' all day long.

If I end up giving him the boot, I'll let ya'll know.
