About to build a 900 sq ft home on land I own off Lake Ray Roberts, and wondering what everyone out there is hearing on price per sq ft? I know its still high, but on average what are you guys hearing on a small build like that, plane jane 2 bedroom 2 bath is what we are looking at?

Any recommended builders in area not laughing all the way to bank?

Price per square foot is higher on smaller homes like that. A friend of mine just placed an order for all the wood needed to build a 24x30 and that was almost $30,000. He already has the foundation, he figures $80-$90,000 once it’s complete. For your size, I’d guess around $130-$150,000

I said 140 in my head but didnt want to share it really. PSF is [censored] and never works and Wade is right. Small house higher $$$

This pier and beam is about 2000sqft. Shell was $37/ft, finish out will be about another $42/ft.
2/2 with a loft. Mid grade everything.

I had $150 sq/ft in my head.

My big house, in 2019-2020 was $108 sq/ft, with me building it. No builder to pay. And after that, I found out why builders make money, running the whole project. It takes time and energy.

Custom homes that ain't that custom,,,$250 to $300 bucks a square foot here in the Highland Lake area. Lake LBJ.

Track homes in our area are selling for $200/sf all day long.
And these are homes that don't have a stitch of masonry in them and are literally stacked on top of one another.

I don't see any way to build it for less than $140/sf and that is going to be no upper end stuff in it.


High fence, low fence, no fence, it really doesn't matter as long as you're hunting!

Custom built in DFW area, you'll be over $200/ft on a house that size. If you GC it yourself, you might come in at 140-160/ft. Ballpark guess. We just finished building in Aubrey.

Thanks for all the info, I figure around Sanger area I should be able to find someone around $180 per sq ft, or better. I know closer to Dallas it gets higher and higher, but search is still going, any info appreciated. Hopefully lumber goes down soon. We already have drawn up plans, existing water and electric, and would be a cash deal. Jay

It's pier and beam. The $37/ft includes the piers but not the dirt work.

We are $176 sq/ft. Lots of upgrades, crown molding, trimmed windows, two 17 seer AC units, triple pane windows, granite on every surface, etc…

1 acre lot on the outskirts of town, we signed the contract 7 months ago. Builder said we would have $100K in equity day 1. Definitely believable in this current madness.

This shell was built in Decemeber 2021. Electrical and plumbing rough in was self done. Everything else was subbed. Dillon Shell Homes built the shell. I have no connection with the Dillon Homes.
