i was looking on craigslist at leases just for the heck of it. I lease a small peice of property from a timber company
(270) acres I usually lease it out to four people max.(no openings this year)
i get $450 per gun I dont think that is terribly bad

but when i see leases for $22.00 an acre i wander what in the world are they thinking. dont they have a contious

Yep, everything is negotiable. Hopefully we will stop paying it. It is worth something but probably not that much.
