From what I can gather and read it is supply and demand. I just talked to a lender. With 120k equity in my house and a great credit score all they had was 3.5-4.5 percent and that is not going to do anything for me. They have more business than they can handle so up the rate goes. More money in their pockets.

For anyone refinancing recently. What was your out of pocket? $19 to me. Rolled all the fees back into it. See my prior post for savings even after doing that.

For anyone refinancing recently. What was your out of pocket? I’m rolling all my fees into it so nothing ”out of pocket”. Was able to use previous survey and save $500 there... so that’s nice, but still have to pay appraiser and app/processing fees. Kind of a kick in the gut, but we were at 4.25% previously and got at least 3% as it stands now for a 15 year note.(as mentioned above, I’m trying to negotiate better than the 3% since we haven’t inked the deal yet). We are doing a little bit of a cash out, so we can be debt free less the house and one car payment. I think it’s a smart move for our situation.

rolling fees in doesn't = nothing out of pocket to me. That is like saying you didn't pay for your car because you got a loan.
