If you had six figures in cash how would you invest it?

Real Estate?
Stocks / Bonds?
Precious Metals?
Other?

Unless you are market savvy I would go real estate.

Either direct purchase of cash flowing real estate, or as a limited partner in a syndication offering. Assets could include single family homes, multifamily apartment buildings, self-storage, mobile home parks or senior living facilities. Many variables to consider...current income, knowledge level of real estate, amount of free time for asset management, etc. Real estate is also a great way to reduce your tax liability through depreciation.

That sounds like too much work for me.

Too broad to answer. Things that matter:

1. Your age?
2. How much of your overall wealth is this six figures?
3. Does the performance of the six figures matter relative to #2? Meaning, is this play money or will you depend on it?
4. What is your risk tolerance? Could be related to some combination of #1, #2 and #3 or none.
5. Are you going to manage the money or hand it over to somebody? If you're managing it what is your experience/comfort?

I could go on.

My problem is that I just can't pull the trigger on my availed cash. I have more than the FDIC insured amount now. I started looking at JP Morgan Chase at 96 when I got my RMD. The dividends were @ around 4%. It went to 103 while I studied about it. I decided that I would not chase it. It's now @ 129.

I still have the cash. Now looking at Center Point Energy.

Real estate. Buy a small tract of land in a high demand residential area and plat out a subdivision.

6 Figures is a pretty wide range....100k or 900k?

Big difference in what you can do with those amounts...$100k you're limited to SFH or maybe a couple small duplexes, $900k you can get into some bigger multi-family or triple net commercial deals.

Personally I have stayed away from small residential....too much headache for me, and management eats up a lot of your cash flow if you finance. The NNN deals are definitely easier....just check your bank account on the 1st for the rent deposit.

Like Mickey Moose said, a ton of variables to consider to give a good answer.

If you have 6 figures and a little above the 100K part I have 17.5 acres a couple of miles from Bandera I might let go.

For the umpteenth time, I would ask a professional financial advisor, not an internet hunting forum. bang

I think this is important too, $100k of land vs $500k are usually very different scenarios.

That's what I did. I only have one heir and she makes more than I ever did. My needs changed. I've been everywhere. I've done everything. I can't drive more than one vehicle at a time. I love mowing my own lawn.

No need for professional advice when you have experts.
