Howdy THF - I just wanted to offer my services to the members of the forum. I am a lender within the Farm Credit System and would love the opportunity to earn your business. We offer a full line of competitive, flexible loan programs to fit your agricultural financing needs. Recreational, Farm and Livestock, Real Estate, Agribusiness, and Equipment loans - we are here to serve you. Being a borrower-owned financial institution allows our members to partake in our patronage program - where we pay back profits in the form of dividends.

It's making more sense to finance land every day! Wish the Fed would stop discouraging the market - but rates are back where it's fun again. PM sent Poker.

It might be helpful to post a way to get hold of you... A friend asked today if I knew of a lender besides CFC.

Are you able to be more competitive than a traditional bank?

Absolutely. Most of the commercial banks will only lock money for 5 years. They may give you a 20 year amortization but more times than not they are callable and balloon at 5-7 years. I can lock money out to 20 all day long and occasionally to 30 depending on the deal. Our patronage program is huge and is very important to our culture. Give me a shout if we can help!

Are you able to work with customers across the state or only in certain counties?

Okay, we closed about an hour ago. Very smooth deal with the lender. Had some issues with the seller not understanding where the property lines were(seller's house was actually on the property they were selling us). Deal took several twists and seller got cold feet. Josh and AgTexas helped keep the deal moving rapidly when seller preferred to let the contact lapse and renegotiate the deal. This deal would not have happened without AgTexas and Brazos Title in Jacksboro moving rapidly toward meeting an unreasonable closing date.
Hopefully, any deal you get into won't threaten to go sideways like this one. But Josh is a good guy to have in your corner in case it does. We locked in a very competitive rate. We got a 20 year term instead of the bank deals that are actually a series of 5 year terms with a new interest rate every 5 years. I highly recommend Josh and will use their services again.
God is so good to me.
