How big is the living area vs barn area? All metal or pole build (morton building)?
Concrete and utilities already there?

Mine was right around 80-82/sq ft finished but if the barn area was gonna be bigger it could drop that down a little. My finish is nice but not glamorous
This was in southern ok

Built a 3000 sg ft building from Mueller built 1600 sq ft living inside 100 sg ft is what it took and myself doing a lot of the work That is $100 x 1600 sq ft

Thanks guys. Exactly what I needed to know.
The reason I am asking is because I bought a place with a nice 1100 sq ft metal building/barndo that is finished out...1100 sq ft is the finished portion, and another 1000 sq ft or so is covered patio. I got a quote on insurance and they are quoting replacement value at $115k which I thought was high, but seems like it is right on.
I got quoted property insurance of around $1250-1300/year which also seemed high to me compared to my home policy. Anybody else have similar quotes for property insurance?

Have you tried Farm Bureau and Germania?
Theres a Farm Bureau agent that advertises in the classifieds here.
1 million liability for I think $135 per year. Structures & equipment ins costs are too variable for reasonable comparison.

Our ranch insurance was quite high compared to our homeowners due to the liability on the land. Don’t know specific numbers but I know when my wife and I got the quote we were slightly surprised.

Farm Bureau and I have the clause that on hail damage it will cover only if there is a leak If cosmetic only will not cover

My insurance runs $500yr for 1m liability. Need to check on the $135. Had several quote it and all were $500.

I built one back in 2013 that was 3000 sq/ft with 1560' of living space. Total ran me about $60/sq ft. for the whole finished out build. I have a 6" thick slab with a lot of steel and beams. 100 yards of concrete in the pad that is 30'x92' with a 8'x30' covered porch off the front. Ramps into and out of the barn area and sidewalk. That price included spray foam insulation, central air and heat, electric, septic, well, appliances and finished inside. All pex pipe and the electric is sleeved in flexible metal conduit. I built to fit my needs so it is 2 bedrooms, 2 bathrooms, 3 walk in closets, and a small office. It is one large living area/kitchen on one half then the other half is the 2 bedrooms, bathrooms and office. I have 12' outside wall height and 16' center height. All 2x6 in the walls with plywood on every wall in the living area to hang mounts anywhere I wanted. It has sheetrock over the plywood. My contractor told me it would run about 10-12% more to build 2 yrs ago than it did back then to build it. I used Germania for my insurance on it.
Are idiots multiplying faster than normal people?

I guess it's actually more like a metal sided house. In my head I was just thinking barndo/cabin, but maybe not....here's some pics:

Very nice! Really like the covered patio and bet you get tons of use from it.
We built a 32' x 40' red steel barn, 14' sidewalls, insulated with 3 12' roll up doors, septic, and utilities for roughly $30 psf - I ran power and water by myself or would have been higher. Two years later we added a 20' x 40' extension with 16' sidewalls for an apartment. Spray insulation, finished out loft, one bedroom, small office, small dining room, full kitchen and bathroom + 8' x 20' covered porch. Mini-split A/C, stained concrete floors, and tankless hot water. All in we were in the $70 psf range which includes cabinets and appliances. Of course, we tied into the original septic, so no addition to price.
Price of steel and labor has gone up, so I would guess to rebuild would be 15% higher, so you are probably in the ballpark at $80 - 85. Guessing $115k is close based on your set up as described.
One thing that I do not understand in general with insurance is why the concrete slab (usually the most expensive single item) is included in rebuild costs. If a fire were to happen, wouldn't the structure be rebuilt on the same pad?

Man really like that set up.
That is probably north of the 82 dollars sqft I paid for mine, as mine included half the sq ft in lightly finished barn (minimal wall covering not the whole way up, electric runs, couple of water spigots, and lighting) and several thousand sq ft of covered patio around the barn, but the living side was not the whole thing. The cost per sq ft goes up if there is no unfinished or lightly finished areas like garage barn space. In your situation, I would estimate the replacement value of that would be north of 200K, more than double what you have it at now. Might consider re-evaluating the insurance appraisal.

Doc the cost of these building has went up quite a bit the past 6 months. The insurance company is pretty good with these things. Have two friends building shops that are shocked at the price increases from last year. Seems the cost of everything has skyrocketed. Looking for a home now and crapholes are going for $140-$200 a sqft. It’s depressing.
