I have been told by the timber company he leases from to be careful what I say on public forums, but this guy is a real bas@@@@. I was on his original lease, Mt. Hope Hunting Club, back about 15 years ago for about five years. Back then we only paid I think around $800 and there was only six of us on 1800 acres. We also, as an initiation fee, had to buy a RealBark stand for the lease that was ours to hunt out of but if we left the lease the stand stayed- at the time they were somewhere north of $1200. He completely retired a year or two later and this became his business so he jacked the price up (nobody paid the same- depends on where your spot was) and added more members. He also stopped making anyone else buy the stand for the lease. The first year he did this his hire hand told me he pocketed himself (after paying the timber company) around $30,000. The last two years it was a revolving door for members and the few I talked about were gripping about the price- everything had a price. You would not believe what he charged me to put in a couple of food plots that first year. When I first got on we were LAMPS and he wanted to sell the members the doe tags. He upgraded to MLD but continued to get LAMPS tags as well which is illegal- the game warden there actually contacted me to see if I still had an old doe permit. When I left I asked to be able to take my stand since he quit making the new members buy one but he refused saying that he was keeping it in exchange for not raising my lease cost for the last couple of years I was on. This guy is a snake oil salesman and smooth- he could sell a refrigerator to an eskimo. Every few years on here or on Texasbowhunter someone asks about this guy and I am more than happy to put in my two cents worth, even though my first hand knowledge is several years removed. But apparently this leopard hasn't changed his spots.
