550 acres in Coryell County (close to Turnersville). Two tanks, two 20 acre oat fields. Turkey, dove, deer, duck, and varmits everywhere. Year round access with fishing. Four person lease with cabin. No water so you must bring beer. No rules. Children allowed. What would you pay?

On 550 acres with four people hunting it sounds like it might be a place to get shot out pretty quick. So I wouldn't be able to pay too much on that.

Several guys are leasing for ten bucks an acre and I'd guess this to go at tht rate as well.

We pay about $10/acre for something exactly as you described in Coryell County (west of you towards Hamilton). Absolutely LOVE IT!!!! There are a TON of deer in that area and it won't get shot out if you are careful about your harvest #s..... Nice thing.... Not a terrible drive from the house (130 miles)

Not at all. It is very safe. It could easily accomodate 1 or possibly 2 more hunters. You have to think about it. Our 20 acre oat fields are about 270-300 yards apart. that is only 40 acres out of 550. Very safe. There are places alot smaller with more hunters.

what if it was a family lease?????? or if u just went ahead and bought everyspot, then sold em to ur buds and made ur own rules...... just playin devils advocate... sort of... lol! ive never had to pay for hunting.... so idk

That sounds like a great place. I used to hunt around Turnersville when I was a little kid and I remember seeing deer everywhere. Nice country out there also. I hope yall enjoy. I like the no rules thing. You can make your own rules and have a awesome place to hunt!!!
I avoid Dick's and hope they fold.

Up to two hunters I could understand. And safety wasn't exactly what I was talking about but it is a valid point.
But what you stated was four people on the lease in your original post, not two. And I took that as you meaning four hunters on there at one time. With a bow I can see that working for myself but rifle I think thats a little too much for me.
I understand people have to take what they can get and I guess I just more picky than most. Four rifle hunters would just be too many for me. Four bow I would be fine with possibly but I'd be willing to pay a lot more for less people.

We have 4 people , 550 acres in Fayette county, same basic description, wooded, camp house, etc. $2500 per gun. I guess it cost more due to only being 90 miles from Houston. Any of you have a lease in that area? Muldoon, La Grange, Flatonia? If so, what are you paying per acre??

Our lease is $1250 per gun. It was $950 two years ago. Most of the voters have it right when it comes to price. It has gone up $150 per gun the last two seasons but it is WELL worth it. The landowner put in our new lease agreement that it will stay $1250 for three years on the basis we lease it the next three years, which we will.

Because it really sucks when you are sitting in your stand opening morning just before daylight and you see a Polaris 4 wheeler come driving up the road with one of the other hunters sons on it, and he drives right up to the stand you are hunting and asks "Where is my dads stand at?"
Or how about some drunk idiot with an AK-47 firing 40 rounds into a pine tree on new years eve with 15+ people siting just 20' away on the right hand side of that same tree! Yep.....that guy never got to come back after that one!
Or how about a guy and his friends bringing his "hog dogs" down to the lease to catch a few hogs! They end up geting about 15 of them and leaving them right there in camp for someone else to haul off the next weekend!
Thats just to name a few!

due to the fact you have a high fence around 3/4 of that place I would go for the 500-1000 price range, other wise it would be a little over 1K, as that is the going rate for the area.

Dang, I guess my nephew and I are destined to die. We hunt 60 acres and we've never had an issue with bullets flying anwhere near each other. We know where each blind is and we know what firing direction is allowed from each blind. They are built so that a tree or big cedar restrict shooting toward another blind. We don't get up and walk around, we use an electric golf cart that is painted fire engine red. I've hunted many places where 100 acres per person was the norm. It's all about safety and trust.

I grew up hunting on 50 acres in Burnet Co. with my dad. We could open up the bedroom window and shoot all the doe we wanted. Of course the parents have gotten soft in their old age and treat the animals on the place more as pets nowdays. Dad will still pop a doe here and there to put food on the table, but we were always safe. It's like anything else. Safety first and you will be ok.
