Looking for a place to call my own. 50-100 acres within 60 miles of San Angelo. Robert lee, bronte, ballinger, etc. trying to stay around 135,000$. Already preapproved on loan. Just missed out on a place so the search begins again. My phone number is 3...25......27....7....605.....6.

Hunter, scour the local newspaper classifieds, speak with the feedstores, chamber of commerce and maybe most important, speak to some local real estate agents being very clear as to what you want and more importantly the top end of what you're willing to pay per acre. If you're not from that area, going to be difficult for you to get a lot of sale by owner activity in my opinion. My two cents for what it's worth.

Find you a realtor in the area you are interested in & let them know what you want. I know you are wanting to find something without a realtor, but a lot of times they will get listings & they never have to post it. They have clients waiting, so they get a shot at it before it goes public.

I may sell my place west of spence in robert lee....but it's 200 acres. That too much? I was thinking around 250k.

Why are you looking to find something without a realtor/agent? It costs you nothing.

As I broker, I know of places for sale that Joe on the street would never know about. Use their tools and knowledge to your benefit

to reiterate what others have said, a good local realtor probably knows of a few places that are for sale but not yet on the market. As a buyer you aren't really saving any money by not using a realtor if the property is listed by a realtor. Without your own agent, though you will not be represented equally in the negotiations, and the seller's agent will get all of the commission for themselves. The seller pays the real estate commission, you as a buyer don't really pay it. If you are looking for properties that are for sale by owner, you are seriously limiting your pool or properties to choose from and without really good local relationships it will take longer. I'm not an agent, but I think you'd be better served using one than going at it alone.

Good luck, I'm a young man but I dream of someday owning my own small rural property. I hunted a family ranch until I was about 26, and its a lot sweeter to take a good deer of a place you own and have a history with than it is otherwise.

You are really limiting yourself by looking for land for sale by owner. The few times we tried that route we were shocked at the down payment...30-50%!! Not to mention the very high interest rate. You said you were pre approved on a loan already? That is by far the better way to go! Some of the property owners will only allow one missed payment and they take the land back...along with all of your stuff. With a bank you have much more leverage if by chance some financial issues come up in the future. And by all means, get yourself a realtor or land agent asap! Just trying to help.

i think you misunderstood him, you are thinking of "owner financing," for sale by owner just means it isnt a listed property.

i took his "by owner" comment as he has been looking at all the "normal" venues, MLS, LOT, etc., and now has decided to post here to try to find something that might not be listed.
