I am wondering what you guys pay for quail only leases in West Texas? Birds are up and I have seen them as cheap as $2 upwards of $7 per acre. The ones I'm looking at do not allow deer hunting and no lodging on site. Thanks!

West Tx. is a vague term-------- depends on where it is, and depends on what type of quail it is. And of course, density of birds. And density of hunters. Bobwhites are worth more than the others. Also depends on size of the lease----ex. 200 acres can be hunted in 1/2 day, so I doubt if it would be of much interest to quail hunters. Basically in 2 weekends they would kill most of the birds. A lot more info is needed to answer your question.

Bob whites with coveys of Blues every now and then. 3 to 5 sections. Really good bird numbers. Quail only for full season from November thru February. Mostly grass with stock tanks and cattle. Some shinnary but mostly grabbed mesquite in piles

It is prime quail area and birds are plentiful. Easily kick up a Covey every few hundred yards

I would pay $4 an acre for that lease on 5 sections. That sounds about right. It could cost triple that in south Texas.

A lot of the pricing depends on the how close the lease is to one on the major metroplexes. I have seen $5-6 per acre for full season leases in North Texas, but they were all less than 3.5 hours from DFW. The price starts going down the further out west you go. Big Lake to Colorado City to the Hwy 84 corridor seems to be the "line in the sand" so to speak.

I've seen as low as $2/acre near childress and I also know people paying $4/acre for all of quail season and $3/acre for after deer season closer to aspermont.
