we are getting on a new lease this year between morgan mill and stephenville its 460 acers but ive never hunted in that country just wondering if n e body hunts around there would love to see some pics and stories about deer and genetics thanks

Sounds like your close to School Hill. Lot more deer numbers there then south erath,.. Genetics are there is if you let them get some age it all good.

We have a place 5 miles NW of Stephenville. There are decent numbers of deer in the area and we've seen a few nice bucks (130-140 class). There's definitely potential for something bigger. A local taxidermist told us there are a lot of split G2's in the genetics.
Our place is only 120 acres and mostly pasture. Landowner wants to much for it so I'm not renewing this year. If you don't mind my asking what are you paying per acre?

I have lived in erath county all my life and practically know every dirt road in the county. I have been on several deer leases and hunted on private land throughout the county. It is of my opinion that most of the leases that come open is because there is not enough deer on that paticular lease that warrants the price they are asking.I lost my south Texas lease two years ago and paid 12.00 an acre(in erath county) which was 1000.00 a gun for what turned out to be not much more than a good place to hunt hogs.We decided not to lease it the next year so the land owner increased the price to 16.00 an acre and leased it to the first person who came along.There are some very good places to hunt in erath county but I prefer hunting a little farther south (comanche county) where the larger farms and ranches still exist.I think the leases in erath county are overpriced because it is so close to the Ft. worth, Dallas area. I live only a few miles from where you are describing and there are some good places to hunt and there are some that are just average, it all depends. My brother in law hunted that area last year and didn`t see a mature to shoot and didn`t see one on his game camera either. I would invest in a good game camera to see if there are good numbers on the land and if it is worth what you are having to pay. Some of these places come available often and always for more money because they know they can get it.I hope you have good luck with yours and if you get a big one post it for all of us to see.

My dad shot the biggest 10 pt of his life in Erath county-course that was over 20 yrs ago, but it did pull 2nd place in the big buck contest..won him a who box of shells that year!! Deer scored in the 150's typical if I remember correctly...

Our landowner is wanting $18 / acre for a 120 acre place that has cows on it and only about 10 acres of actual woods. I say good luck to him.

Not any more but I spent about 8 years down there. I leased a lot of pasture for cattle and day worked on a lot of ranches. Any way we you spend day in day out in the truck or horse back you tend to get a pretty good view of the land. I personaly think the best chance of a 150 or better is on the south end of the county. But I had a friend that had a lease on school hill for about 12 years and they took a few that where pushing the 150-160 mark.
Erath county has the deer and the genetics but its just like any where else you got to let them get some age, and not worry about the guys next door.
