Dennis The kitchen and living area is phase 2 but for now I use my mobile SS game processing station and a folding table. Janie I've got an RV out there and it has served it's purpose as far as living. Just need more room.

OH, I forgot about your RV BB, will get the job done until you get to defcon 2. Sure looking like a great pad, are you eventually going to move out, or just hang out in the lap of luxury when your at the farm?

Little progress on the barndo...way too hot. Plan is to get ceiling insulated and turn on the ac to finish up. Cutouts for can light and bath fan Cutout for shower fan Moved the fridg to where it is outside living quarter door

Got a few more things done....the biggie is I can now take a hot shower inside a fairly normal size shower. It's not finished (shower door and trim for the handle) but I can use it. Also got my mini split AC/heat system which I will put in in a couple of weeks. Decided to up the BTU rather than go with a dual system. This is a 24000 btu heating and cooling a 300 square ft space.

That 2-ton mini-split seems waaaay oversized - may end up with humidity control problems - mold/mildew. Hope it is an inverter type, but even then it's lowest mode would likely be oversized for cooling load - resulting in inadequate moisture removal. How did you decide on sizing??

It is the inverter type. The decision to go with 24K was based on 3 separate rooms separated by walls that need conditioning..bedroom, closet and bath. I don't believe the the house seal will be so tite that it will retain moisture. My inside humidity since framing has been 50% +/- 10. When I was considering a conventional HVAC unit...the AC guy recommended 1.5 -2 tons. The minisplit has an oversized drain that will take water outside the barn plus the barn has ventilation. If there is any sign of moisture retention...I'll drop to a lower BTU.

Billybob, I think what he meant was a large unit will cycle for shorter periods of time in a small sq ft area, thus not removing enough moisture, but I could be wrong. Longer a unit runs, the more moisture it removes from the air. You could always get a dehumidifier though, if you notice an issue.

Will put out plenty of heat @ low amps in the coldest of winter too. Keep us updated !!
