Just curious how investors or dealing with taxes? Is ag exemption coming with the property or are they rich enough to not be concerned?

Thinking of putting my 20 acres up soon. Seen anywhere from $1500 - $3500/acre for Eastland Co. Smaller lots are higher (naturally) than bigger ranches. Any takers?

I am no expert and could be off on this, but when we were looking at land it became pretty clear that an AG exemption can be obtained with very little effort and expense. This is a bit of an oversimplification, but one person at the county told me I could just about buy a goat, turn it loose and show them the receipt to get my exemption. It's almost a joke.

Any of you financial guys know what will happen to the price of land and gold if we have a huge deflationary economy -- which appears to be on the way? I don't quite understand how that works.

BTW, there's one 9500 acre ranch for sale in Robertson County at $47,000,000, or about $5,000/acre. What's up with that?

Once you have the exemption in place, it usually is that easy in most counties. If the property does not have an Ag exemption, there are two ways to obtain one. 1. You can have two people sign an affidavit that the land has been used in an Agricultural Capacity for three out of the past five years. 2. Use the property in an Agricultural Capacity for five years, then obtain the exemption.
I received this information from the Jones County Tax Appraisal District last week.
They also said that to get a Wildlife exemption, you must first meet the Ag exemption qualification.

I know around here people can lease the land out for ag purposes and still maintain the ag exemption. But it is very important to check with the taxing authority in the county you wish to purchase in.

I guess we are lucky to be in a bit of a different market than most of the real estate agents that have posted here. Yes, we experienced a slowdown last year. But, our market had been white hot leading up to that. Our sales are steady now (not on fire, but steady). I would assume that's because in our immediate area, you can still buy a good hunting/recreational property for anywhere from $950 to $1,300 per acre. Our area lagged so far behind the rest of the world in price forever. Finally catching up to everywhere else.

In my area, Montague County, an AG exemption is not at all easy to get.
