18 hunters for year round lease. Includes 3/2 lodge with water/elec. RV hook ups available also with water/elec. Owner will pay water bill and $200/month toward elec. Some blinds/feeders on property. 1 guest during seasons other than deer. $2500/per hunter. 2 dove fields. Creek and tanks are source of water plus 2 rural water metal tanks for cows and whatever wild life drinks out of it. Texas Parks and Wild life regulations strictly enforced. Your children are welcome to hunt deer off YOUR tags as long as they are well behaved and respectful of others. 1 1/2 hours west of Ft. Worth in Caddo on Hwy 180.

For what you're offering there is nothing wrong with the price, if anything you may re think the number of hunters / acres per hunter.

I would think it is going to be very hard to find a group of 18. For the price, you are better off on trying to lease out to a company as a corporate lease. I believe that you would have a better chance of leasing the place at $12/acre. That would allow you to put fewer hunters on the place which in turn would make it easier to find a group.

Not sure what is offered so hard to say if it is fair. Maybe show some of the terrain and game. Price seems high to me. But number of people seems too high to worry about the price. Location looks good though.

A fair price depends on the quality of the property offered. Personally I would not want to deal with 18 people (166 acres/hunter) on opening weekend. Maybe the terrain will support that many but it wouldn't appeal to me and I'm actively looking. Location's great, close to metroplex and that area can be good. I'd rather pay a little more and have a better land to hunter ratio.

I'm leasing 10,000 acres for 9.00/ac just west of Throckmorton TX, you're closer to DFW and have a lodge on it a corporation may be more interested at around 10.00/ ac

If the landowner is truly wanting to improve the hunting on his land and get top dollar I would put less hunters on it at a fair market value. Putting 18 hunters on a ranch that size will cause it to go downhill quickly IMO. Does the ranch have a survey for density and management plan in place?

I do think 18 hunters in 1 camp is toooo many!!! Am splitting it up into 1000 acre tracts with 3 different groups.

You still have the same numbers per acre on the whole tract. IMO still to many guns on 3000 acres to maintain a good deer herd. I would raise the price per gun and drop numbers if it were me to like $3500-3600/gun with 12 guns.

I tried doing the corporate thing with your numbers and price. They wanted me to go lower!!! It is a nice place, plenty of space (other properties) around it where no one hunts. One area has been taken, will find out about another area this afternoon, said they want it sight unseen. Have a friend advertising for me and doing a gooood job!!! I started too late to advertise is what I think the problem is/was, then everyone is picky when you ask a higher price..

Taking site unseen=plain stupid. I guess you don't know what kind of hunters that will be on your property either, I guess you got it leased that's all that matters.

I would guess he leased it for $10 and is subleasing for $15.

18 hunters is way too many and I would be worried about any group that thought 18 hunters and guests were ok.

I thought the same thing about taking it sight unseen. They looked up aerial view on internet. There are sooo many hunters out there looking and this place is right here. I don't get it!!! The guy is a doctor who wants to get out of town so he won't be shooting everything he sees. I like that!!! win=win

I Would start by deleting these posts.You don't want to appear not confident. I watched my current deer lease online for 5 years before joining it. I wanted to see buck growth, talk to people that wrote good reviews to give me any negatives. That's the way to get real information over contacting a person that can't follow rules and is disguntle. You sound green at this by the posts only. I'd delete this thread now that you know you are sticking to what only you may know will work for this property. As the management never talk about your members online either "doctor joins site unseen". Hope this helps.

Thank You Primer!! You are sooo right!!! I joined this forum maybe 6 months ago and have read tons of posts to "try" to educate myself as how to advertise for the lease. Insecure? Yep!!!! Ones have been in charge of the lease for years. I have seen everything ,destruction/thieves/kill 4 points at the end of the season since they paid their lease!! I've seen/heard it all but have never had to advertise myself and deal with stupid=stupid!!! Was looking for the perfect hunters, they do NOT exist!!! They want this, they want that and don't want to pay for it. When they do pay for it and aren't the hunters they claim to be they whine, whine, whine!!!(Call your mother or wife for that) The guy who said stupid=sight unseen, what's up with that. What is this forum for??
Send pictures? Send pictures of what? They know what deer look like ( I think). We have been in a drought and surely not as good of quality of deer as in north/south Texas. You want pictures of oak/cedar/mesquite? Look it up on the internet!!!
We are going to feed protein and take care of the place!! HA!!! I have picked up so much trash from these guys!!! Protein? They whine about the lease price and not seeing deer because they aren't that great of hunter they claim to be and they DON'T feed protein!!! Snowballs!!!!!
I went on here earlier to see how to delete my add, couldn't figure it out. No I am not going to delete any of these posts so others can see how some of these guys are!! Stupid=Stupid!!!! After all this being said I am a woman, delete me, ban me from this site, I don't care!!!!
Word of advice for the ones bringing their children,(I have 2 children) I wasn't going to allow children until I read posts from this forum. I respect how some feel about it. I've had children on the lease just to ride their 4 wheelers and pretend this place is a "playground". Teach them to shoot everything they see to be BIG hunters!!! . Some shot grey fox and just left them there. Take them to a shooting range with moving targets or eat what you shoot!!! stupid=stupid!!!

Have to share this!!The doctor, dermatologist, (pimple popper) I was told to cater to him!! He took the lease, his asst. said to cater to him???? HA!!! Big city pimple popper wants to come out and be a big hunter and be catered to??? Now he wants my barn where I store my stuff for their 4-wheelers!!! Some men just crack me up!!!!! Stupid=stupid!!!!!!!!!!!
