I've never hunted this area, but, have an opportunity to join a well established group on a large lease there this season. Is this area worth $800 per gun and a 3 hour drive? I'm not expecting a lot in the way of quality (I have two leases in Grayson county), but, am more concerned with adequate numbers of deer. Again no intent to insult the area at all, just have no idea of what to expect there.

Sounds like a good deal to me, $800.....water.... electricity....year round access?

Yes to all of that Wilhunt. But do they have good numbers of deer in that area?

I looked at several leases in that area and the deer numbers were not real high. it could just have been the places I looked at. talk with the guys on it and see what they say.

Yes. Having said that, every place is different. Check it out. Definitely worth $800 a gun. My cousin(s)live down the road on the May to Sidney hwy. The deer numbers and quality have increased since antler restrictions, at least that's what he tells me. He's from Comanche and has had ranchland near Sidney for 30 years or more. He would know.

$800 a gun is rock bottom for basically anywhere in Texas.

If it sucks, you're down $800. Just having a place to go is worth that.

AR's and hunting pressure would be a concern for a 3-hour drive. Good luck.

Will do. Although the group that is on the place is a tight knit bunch. The only reason I am being offered this spot is because a buddy of mine hunts there and we have been trying to get on a lease together for a few years now.

As with any county, you will have different populations in areas. My neighbor hunts by Lake Brownwood and they took a couple 140+ deer off his lease and he claims they all fill out. My friend owns land in May and also has quite a few deer, but hardly any competition around him.
My Dad and uncles used to hunt Cross Plains 30 years ago and said if they saw a deer, they shot it. 2cents

I used to hunt my cousins place when I was young. Peanut fields were everywhere at that time. Probably late 70s-early 80s. No peanuts these days and more pressure, however there's always a few that slip through the cracks. ARs have helped.

I've been in the May area for twenty years and did not see the need for AR's. I believe it was unnecessary....just jumping on the AR bandwagon. Deer are numerous throughout the vicinity of May, but the area east of town produces quality deer each and every year.

We have hunted in May for the past six years. Numbers and quality are great on our property. What county road are you off of? We noticed a camp near ours that has lost a few trailers. Right now we are thinning out the hog problem. We pay $1,000/gun, so you got a good deal.

The real question is "How big is the acreage and how many are hunting it?" If you have 1000 acres and 20 guns, you just well take your $800 and start a fire with it. My family grew up in the Brownwood area and from what I know about the area in the past is it was overhunted and undermanaged leading to lots of does and small bucks. That may have changed since 10 years ago when I was more familiar with the area.


How come everybody I meet is a deer hunting expert?

That is a pretty broad statement to say that the "Brownwood" area was overhunted and undermanaged. We have had loads of success with quality deer and numbers.

my lease in on the brown county line just outside of Comanche. Low fence. Lots of deer, and we take a couple in the 140's every year. Most times I'll see in the neighborhood of 20 deer each sit. When conditions are good one or two 150's will be killed on my lease. The drought has hurt the antler growth a lot the last few years, but Im hopeful for this coming season with all the rain that antler development will be better.

BTW, $800 is a steal if there aren't a zillion hunters. I pay well over 2k. 14 hunters and about 5000 acres.

Bucks in my sig line came from the area you are asking about. Lots if pressure though, IMO. If you get a gun per 150 acres or more, $800 sounds like a steal.
