 Hunting lease in Benavides or Freer Texas

I am looking at a couple of leases, one is in Benavides Texas and the other is 12 miles north of Freer. I have not found any current information on either location. Just wanted to see if anyone has had any experience in either location or heard any recent information on quantity, and quality of deer in the area. I just got off a lease in East Texas and didn't see a thing, don't want to get skunked two years in a row. I appreciate any information that is given.

Benavides has some decent deer but the area is traditionally known to have lots of poachers/road hunters. If you are saying between Freer and San Diego, that area can be decent as well.

Benavides has some decent deer but the area is traditionally known to have lots of poachers/road hunters. If you are saying between Freer and San Diego, that area can be decent as well.

 Lot of various size acreage hard hunted places in subdivisions in that area. How many acres is the place? If it is 200 acres or under I would be very careful.

The one in Benavides is 490 and one in Freer is 100

I would be leery. No personal experience, but have read many bad reviews of that area on various forums.

if it were me, I'd run.... if you have to have it, the first thing I would do is verify the acreage. the second thing I would do is count the number of deer blinds you can see within a mile or so...
benavides/san diego/ freer is basically the east texas of south texas. I hunted in east texas for several years (Anderson county) and I think the poaching is worse in duval county than just about anywhere else I've ever hunted.

I have hunted duval county numerous times. All those times it's been very disappointing years. North and east of freer has lots of tracts that are subdivided and have lots of hunting pressure. I'm also not a fan of the benavides area. Everything west of those towns duval/webb county line has better hunting and of course webb county has a great deer hunting. I would scout it very well, you never know
