Iam just like alot of guys on here who would love to own a little piece heaven in the hill country . And as you search the web you can't help but notice the # of subdivided ranches in the Rocksprings area all complete with trail cam pics of nice bucks and exotics . I've also seen lots of guys on this forum who own ranches in these subdivisions . My question is have any of you guys bought some of these places that ended up being shot out ? Or do any of you guys out there know someone who has purchased one of these places who just felt like they had made a big mistake because they had spent all this money on there dream to own a place they could take there kids hunting only to find out there's not hardly anything to hunt . Any info would be appriciated. Thanks

Bingo! I have bought and sold many ranches (starting small), and have never bought a piece of subdivision because of the reasons u describe. That strategy has served me well.

Yes sir that's what iam afraid of . I guess you might be better off buying a smaller place with good quality that's not a subdivision . But dang they make those places look attractive !

Heck, I must be just lucky then 'cause my place is just crawling with critters. Somebody once told me that it's got something to do with location.

Is the subdivision you're in sold out? If so how long? If it's all sold and has been for a while, you are indeed the luckiest man on the planet.
I would make a pretty big wager tho that your luck will not hold out.
Unless, of course, if you're hi fenced.

A buddy has 96 acres out there. He has killed numerous deer, and nice deer at that. He has hogs and a few exotics as well. I think he and the neighbors are on the up on what to harvest as they seem to do well.

Rancher, no I'm not the luckiest man or I would have hit the powerball Saturday night!!! LOL. No, my place is just clear to the back in a deep, deep valley with tough accessibility and up against a larger ranch as a border. I would have to think twice before being crowded in the middle of a bunch of very small "ranchettes" unless they were all owned by a bunch of tree huggers & save the planet zombies who fed the animals year round for ya'. Wouldn't that be sweet?

It is all about location. Neighboring property can be key. Pick the right tract on the right subdivision and you will be very happy. Pick the wrong one and you will be very unsatisfied.

Only ones worth a dang are ones that border large ranches. Of course you are soon high fenced out and you own a small piece of land with no game. Ask those that bought those in Crockett county. A couple years in and they cant give them away now.

I own 40 acres in a subdivision...I kill nice deer every year! including several Axis......Most people that comment on Edwards County have not owned property there.....Find a good realtor that is familiar with the area and you will not be disappointed....

I own a small place in Sanderson, about 275 acres, where I bow hunt mule deer. It is part of subdivided ranch that I bought over 30 years ago. We always see nice deer and usually get one or two. We are fortunate in that all of the neighbors have similar management philosophies so the area is not shot out but, it could easily happen under other conditions.

Hey MexicoHunter, I hunt a 56 acre tract SW of Rocksprings and its pretty dang good. PM me if you want honest answers about the area and the subdivision I am in, there are a couple tracts for sale, they are like 150K for 80-90 acres I think. I agree with what all have said on this post, some are good and some are not.

It strictly depends on the subdivision. They are not my first choice but CAN be a good buy if that is what you have to work with budget wise. FYI most small tracts were/are part of a subdivision at one time in areas like that.
most of them get shot up pretty quickly then people get tired of making the drive and after a few years of being sold the owners stop coming and the population rebounds. there is more game in a lot of those ranch subdivisions than there are on similar sized tracts close to a major metro area for that very reason.
3 important things to look for:
access (the easier it is to get to a place, the easier it is to hunt it)
Water( you have water you are going to have game)
Habitat (a 50 acre hilltop may have great views but won't hold the same amount of game as a 50 acre bottom filled with cover)
There are several brokers in that area. Some will just give you a map and tell you to get after it, some will take the time and show you around.
I just closed a place in Real County off 41 that was 55 acres that is loaded with game, had a cabin and electricity. Was a great buy. if you know what to look for then you can find a pretty good value for your dollar.
For it is not the quarry that we truly seek, but the adventure.

I agree with the above post, the tract I hunt is right off the highway about half a mile, has a county road on one side, and has a water trough hooked to a well. This area has open grazing and no fences so the water attracts a lot of sheep but keeps the axis around. I just built 36 " high fences around my fesleders and it keeps them out.
