Quick Question- I am going with a Realtor to list my land. She wants to charge me 6% for her and 3% for the other listing agent if another agent was involved. Is that normal on Land? I thought it was 3% and 3%.. Thanks.

Thats to high! It should be total 6%.... But it is negotiable though.....

Depends on the overall price of the property

I've seen $100k properties get listed for 10%

There is no "standard" commission

What as a seller are you getting for your 9% is the question I would ask

what is the property worth that she is listing? I have gone as high as 10% on smaller tracts due to the cost of marketing. the other variable is how difficult it will be to secure a buyer- I have had some tracts listed for 2-3 to 4 years prior to selling them.

It's a 65k property.

I'd tell her you'll pay her 9% if she makes it up via obtaining a higher sell price.

i.e. If she sells it for the $65k you want, she gets 6%. Put in your contract with her that she is eligible for a bonus of 3% if she gets 72k or more.

I've had realtors tell me that they charge 10% on small parcels of land before. Have 6 acres on Lake Travis and had 2 tell me that, told them whichever was willing to do it for 6 got it.

They both came down to 6.

I would not touch a $65k property for less than 10%

Not worth my time or effort to do it for any less than that

It's only $3900 at 6%.

If you co broke its $1950. Split that again with your broker

You made $950-$1250

Not alot of money

It depends. You can go months with out a sale then close 3 a month

It costs in avg. $100 every time I show a property.

You show a few times a week you get the picture

Why don't you list it here and Craigslist first to see if you get any takers? Might be able to sell directly rather than having to involve a realtor. I do believe realtors provide a good service and generally get you a higher sales price but 9% sounds out of line to me. Also talk to several realtors as I guarantee you'll find someone to agree to 6% unless it has been used to dispose of dead bodies or some other barrier to sell.

You will find someone, but don't be surprised if you get a newbie or somebody's lackey

But if its an easy deal it may work out

Yeah I see what your saying... ware and tear on vehicles/fuel must get pricey for you in that area

Not really. Property dosent really look good from the air. It's more for census counts and is alot of fun

I do enjoy showing from a top drive though. Not every property is top drive accessible though

I wouldn't expect a listing agent to accompany buyers on showings for 10 acres @ 65k.

MAYBE if they had an offer in hand.
