Odd response to a question

My wife and I have been on the same deer lease for the last 10 seasons. Unfortunately recently the owner passed away and his kids inherited. 2nd weekend of the season the offspring in charge shows up at camp on Saturday evening and tells everyone we have till the end if the week to get our stuff off of his property. What can you say, what can you do Anyway in efforts to try and find a place on a now tight budget just to put a few deer I'm the freezer I have been trying to find an inexpensive meat hunt for Melissa and myself. One of the folks that I emailed back and forth with was a dude out by Del Rio. He told me his price, what you could harvest and sent pics if deer supposedly taken from his ranch. That is all well and good but when I emailed him the question " can you forward me some references so I can talk to them about his operation and his ranch" he replied back " my pictures should speak for themselves.... I don't use references, never have... Never will" Is this what the deer hunting industry has turned to or is this dude just out of his mind?

I just now started looking for a lease...kinda in the same boat. I was lucky enough to have a friend let me hunt his place for the last few years after we were kicked off our place (20 plus years of hunting) by "heirs". Now I need a place of my own and it seems like it's all about the money now. I posted on the lease forum and not one response after several days. I also noticed that the majority of the posts from folks "looking" for a lease have ZERO replies...so it looks like either there are no spots available or properties are kept secret. I have hopes of finding a family friendly place soon...but by the looks of it, it may be a tough go. Gone are the days of hunting being a simple process. It appears now that it is a cut-throat , get-in-where-you-fit-in type of activity. It has gotten SO marketed over the last 15 years or so that the simple man is muscled out of the way. I would have filled my freezer in that last week for sure. If it wouldn't have been for going back to work and the kids having to get back to school...... Believe me brother my wife and I would have been laying down everything old enough to die...... Spots and milk breath be danged!!!

How can these people just throw you off without finishing the lease terms or refunding some of the money?

I don't know if what they did was legal or not but the lease agreement was not with him or any if the " new owners". I do know there was no contingencies in place on the lease agreement for refunds or anything like that in the event of change of ownership for whatever circumstance. When I find a new lease for next season you can bet it will be addressed

How can these people just throw you off without finishing the lease terms or refunding some of the money? If they had a written contract most likely they can't. An inherited property is bound by a lease agreement until expiration date unless specifically notated in the lease agreement and or the deceased's will.

Good luck to you and beware! You have summed up the answer. Hunting is for the wealthy. It has moved away from spending time with your family in the woods. Today if you want to hunt you will have to buy your own land. If the tract isn't large enough, you will let deer walk & hear your neighbor shoot them. Thank God that the lakes are open to the public & we can still fish.

Well I was in sorta of the same situation. No lease agreements.. stepfathers very good friend mr.r used to let us hunt on his property in columbus. 230acres on the colorado river.. it was beautiful! Packs of 30+ doe living on property . 10-12 pts laying on the ground at night like dogs.. well mr. Rs brother owned it and he passed and it became his kids.. mr r was getting and is very old and really had no saty what happened there anymore. Couple of feeders and stands bought the last year.. never hunted them again. :-\
Hunting in magnolia would be better in a gated community.

This sounds very familiar- had/having major issues finding a lease for several reasons, poor "customer service" aka unfriendly people over the phone and email, apparent low supply, and apparent high demand. Even the pricey options have representatives who are incredibly unwilling to work with people. This is not necessarily people in THF but mostly with craigslist ads, paper ads and such. Maybe that's the problem

I agree 100% and I stopped reading your post and am replying without reading any other responses..and I will predict that you will get blasted for your opinion...I have hunting in my blood..i am 58 years old and started hunting before I could walk..my uncles would carry me through the woods chaising coon dogs..it is truly a $$ thing now... I don't blame land owners..because it is a supply and demand business..and that says it all..its a business now days...the above scenario happened to me ..I did nothing wrong..as a matter of fact good friends here on the hunting forum were with me as a group..i gave up hunting for that year..but they moved their hunting stuff 3 times in one year because of crap like the op described above..keep looking..all the looking will die down after season is over..and about may..june..july..listings will start popping up..good luck to you..and as one failed leader from the opposite side of the political aisle once said.."i feel your pain"..but don't give up..be persistant..and it will pay off..stay positive!!

I have to say to anyone that cares to listen. This same thing happened to us years ago in Schleicher county. "New" ranch foreman came in opening weekend telling us this and that and we have to cut the jaws out of our doe , no drinking in camp, have to call and make a reservation to hunt, new Sheriff in town, blah, blah, blah. Just being a real(rhymes with stick). After he left, our lease ramrod asks my Son, Chris you want to shoot a deer? Of course he did. Some other non-paying members family also got to shoot whatever they wanted. WE CLEANED HOUSE. Watch what you say and not only how you say it but WHEN you say it. Sorry Mr. Powell, but your new foreman was a complete A...ole.
