I had one other lease but it was with a friend and his family and I trusted him. Only got to hunt it once but never had an issue.

I am ready to purchase a lease but I am not familiar with the standards.

If you could give me your top three suggestions about what to ask/look for and anything that should be mandatory I would appreciate the heads up.

Also, first post here. I looked through some other threads but didnt find anything helpful. If there are some old threads with this information please post the link for me to read.

Every lease has different rules and different personalities. Read and get to know the rules. Ask yourself if you can honestly abide by the rules without any resentment or ill feelings. Also, try to meet with other members and determine if you will fit into their group.

Scrutinize the quality of the lease. Ask for pics of past kills or trail cam photos of current deer. Do you agree with and support the management plan (or lack thereof)? Is the price right? What's the drive time from your home to the lease? What is the guest/family policy? Will hunters have exclusive rights to the leased property or will the landowner also have hunting rights? In addition to the cost of the lease, will you be required to provide additional corn and/or protein? Feeders? Deer stand? Archery allowed? What about off season access? ATV's allowed? You get the idea. Don't be afraid to ask questions and try your best to figure if you're a fit for them and vice versa.

"What is the guest/family policy!" Remember it is a lease and the land owner can come in at anytime and ask you to leave. Its is his property. I would have some thing written in as to how long you have to remove your property if he drops you from the lease!

Your post leaves me wondering if your question concerns joining an existing lease, or leasing a place from a landowner?

As for existing leases, the best ones rarely have an opening, whereas the worst ones are looking for new members every year.
