Guys, Ive never leased before and really, the only guys that I do know that have, its for them to go out, get drunk, crawl into a stand at 830 and kill whatever walks in front of them so they can get back to the trailer and drink more....that's not me nor is it what Id want in a lease.
What Id want is somewhere that offers a place to take one of our kids to hunt pig, deer, squirrel, turkey....hopefully it would have blinds/feeders where in the off season, I could take a kid or two with me to fill feeders. On a lease where the hunters all share info...."hey Bob, at the lease this weekend and saw bla bla bla.."
All this and not have to worry about another hunter 100yards from us, for around $1000-1800 a year, not season, the whole year.
This is what I would spend my money on,.... so how hard would it to be to find this?

Right now ==== really hard wait till about summer when others dont take their lease and then look would be a whole lot easier.

Not really right now, more like early spring.
And how does it work when, lets say you go in on a 8 gun lease...does everyone get their own little slice of heaven and that's it....that's the only section of the lease that you are able to hunt?

depends on the lease members. On our lease we have open stands so if a member is not there you can hunt his stand. Its kinda nice that way you dont look at the same sights all season.

That's the way it works on some leases, it all depends on what the group has adopted as far as rules. Do yourself a big favor, ask for and fully understand all of the rules before you make a decision to join. Good luck.

some are like that and some aren't .... a FEW are that cheap.

my 2 cents - make a short list of questions to ask that are deal breakers for you. For example, Price? Year around access? Family or guest allowed? Distance from home? Total hunting acres? Total # of members? Electricity/water available? Camp area? ATV needed to hunt? How many stands/hunting areas per membership? Assigned stands? This should greatly narrow down which leases you will want to visit next Spring or at least keep you from wasting some of your time and theirs.

If you don't find one by about February get in touch with me. I have a Hill Country lease that might fit what you want. I absorbed most of the cost this year but will be adding a member or two after this season. Cost will be around $1800 and will include electric and water. Lots of deer and Turkeys and the occasional exotic. I run it as a family atmosphere and will not tolerate a drunk at deer camp.

We share everything but it's easy since there's only the two of us and we were friends prior to the lease.
