hey, i need some help here. Im trying to purchase some land out in commerce, its about ten minutes from the university. What should i be looking to pay as far as price per acre. with no improvements on land. its a prime hunting area.

stop by there local and pick up some of those free trader papers that are out in front of the stores, and check online with some of the realty sites. best way to buy though is one-on-one with the seller instead of paying a realtor's commission. title insurance is a good investment if you buy.

I bought land in commerce this year and paid 2000/ acre., but the place I bought has water, electricity and septic. Hope this helps.

$2k-3k an acre if its a decent sized place is probably average, depending on amenities and extras like water, elec.,ponds, creeks, etc. with no improvements i would shoot for $2k an acre.
If I send my neighbors a text and ask them to give me feedback on my lawn and plant rye into a giant dong pattern, I'm probably going to get some less than positive feedback. Same goes here.

Agreed. You might look into Delta county as well, there have been some nice bucks taken over there in the last few years.
