Thinking of either a lease or a hunt. Not sure yet. Just wanted to see what's available decently close to Houston and the price? If its too high it might be worth the hunt instead.
As much game as possible, wont have the wife or a kid that will go, prefer lodging, willing to spend around 3500.

You probably won't have anybody responding. As you can see 95% of the posts are people looking for a lease, demand is high supply is low. I would do your research and get on the phone quickly. Waiting for someone to respond might take awhile.

Are you looking for a Big Deer Lease as in a lot of acres to hunt on, or are you looking for a lease with trophy whitetails? I can put you in touch with either, and don't take this the wrong way, but the phrase "as much game as possible" is not an opening I would put in an ad. I know what you meant (Deer,Dove,Turkey,Quail,Hogs, and varmints) and a couple of tanks that might bring in some wintering ducks and hold a few bass, but you can't come off as wanting to shoot as many things as possible. It's actually a good time for what you are looking for, 2nd half payments can't be met by some and were covered by others, I know there are openings 4 hrs SW of you.

Alta Loma,
Thank you for the advice, I will do my best. I also would be very much appreciative if you would put me in touch with both.
I have been hunting all my life, im not a rookie.
I will clarify to help things out. I am a deer hunter that doesn't care about anything less than a 150. I will shoot does and culls to help the management but I am not paying for just meat. I have no problem shooting whatever needs to be killed but for my trophy I will be choosy. I believe this is positive for the lease. I have a place in OK and KS so I wont be there every weekend. I want to add, I don't mind paying my dues to make the property better for everyone this year and in the future. I am a team player.
I do drink beer and love to cut up and have fun but lets face it, I can drink beer at home and really would like to hunt. I am paying a lot of money to hunt and care mostly about that aspect. Realistically, I wont be driving that far to duck or dove hunt. I would drive that far for spring turkey and hogs so if that is available also it would be a plus.
I don't shoot whatever walks by and I DONT want to be on a lease of people that are happy with a 110 buck, unless a cull. In all honesty, I am a trophy hunter. There are leases out there for those hunters but that's not what im after. I hope I don't offend anyone but I want to be honest.
This may sound straight forward but im being honest as to what im after. If I were trying to manage a herd and lease, I would be calling me.
Thanks yall.

CHK-
My $.02: With a minimum expectation of 150, sounds like what you are after is a managed trophy lease. Your best bet is South TX. What you described certainly exist, but you need to up your expectation of cost to the ~$6K range.
If you're willing to spend that much you won't have any problems finding a great place. Lease brokers will be happy to help.
You might be able to find what you want for $3.5K, but you'll have to get lucky. In my experience, managed places with 150+ expectations are harder and harder to come by in that price range within 4 hours of Houston.

You might check into Colorado County, but leases as posted above are hard to come by. The CCWMA is the website to link to the management coop. http://www.ccwma.org/ The biggest deer do not get entered into the contest or put on the website. The best area is along the river, in the Harveys Creek Association. Those guys take some pretty good deer when giving the deer some age and protein/food plots. They do not kill a 150 every year but they do take some really nice bucks for the area. Prices should be in your budget. Some of the larger ranches do not lease hunt. After that you would have to go north a bit or a bit farther west to at least south of Sequin.
Are idiots multiplying faster than normal people?

Near Houston you can find some HF places around La Grange/Seguin etc that will sell you a management hunt for $3K and up. Usually it's a guides choice buck up to 150 or so. Our 4K acre place in South Texas cost about $5k a year each for 7 hunters plus we pony up for protein to feed Feb through Oct. Rough numbers for South Texas you can count on anywhere between $9 to $15 per acre for a lease.
