I have the chance to buy 150 acres down there with 2 stock tanks. On the one trip I've been there saw a Doe, but nothing else.

The place is between Covington and Whitney. Are there decent deer in the area (meat hunter not trophy) and what would you say a fair price would be with the information given?

Area has some deer and hogs. Letting young ones like everywhere else will increase size. As for price things vary a lot. Seen some for $1500 an acre up to $3000. Really depends on location, electricity, water,and mineral rights. Also the neighborhood..... Are there ranches nearby or slum trailer houses cooking meth??? Honest questions to look at.

There are some really good deer in that area, just depends where exactly you are. Pm me the location and I can give you more information. You will not find land in Hill County for 1500 acre especially in the area you are talking about. Most starts at 3500 and goes up from there.

I live not far from there and have seen some really nice bucks come out of that area in the last 5 yrs. Buddy of mine killed a 160" four yrs ago in Blum. Awesome dove hunting in the area too. $3000-3700 ac.
