I'd tell him to pound sand. That is completely unreasonable. I wouldn't take that for free, let alone $750/gun.

Those request sound crazy to me. The price isn't bad, but I wouldn't deal with all that. You need a new lease and he needs to do day hunts if he wants to have those kinda rules.

So let me get this straight: 1.You pay 100% of feed bill (corn & protien year-round), and plant mandatory food-plot (your cost, seed & machines) 2.You have to record and document everything, including game-cam pics, and turn copies over to LO every hunt. 3.LO and family have overriding-priority on all game, all stands, any time all the time. (no guarantee they they won't shoot 100% of legal game leaving you NOTHING!) 4. YOU have to pay $750 a gun. Too many hunters! I'd play the same game and have all my stuff moved out before he could blink an eye and wait till the last minute to tell him where he can take the second half of that contract. I'm not sure I'd be real happy with some of the first part. If you do otherwise then make sure it's in writing that his family & friends will be liable for damage to your blinds/feeders and assume any responsibility for injury sustained while hunting in said blinds. IMHO you're just paying for his family & friends hunting activities!

Time to pack it up and move on. I would Mark out the parts of the contract listed above(call it a counter offer) and turn that in. Tell them that what was written there was unacceptable and your not going to pay money to be a scout for the landowner and their family. dosen't look good. things happen, time to move on if they won't come to a reasonable agreement

The more I think about this, it really bothers me. Who's to say you put in all of the work, filling feeders, food plots, scouting while the land owner is "in the know" of every move......you show up to hunt and all of your stands are full of the land owner's friends and family? He's wanting you I manage his place. Sorry to hear about this.

Yup looks like unfortunately we'll have to go down the road. It sucks cause I've been practically raised out there. This is guy is just trying to take us for all we're worth. I'm sure he'll raise the price as soon as the deer management starts paying off. The hog rule is absolutely nuts. And then he says no coyotes period but he can come back around and shoot them out of my stand that I worked hard to put up and keep maintained. When I said something about me paying for all the feed, doing all the work etc and then their sons coming around and shooting a trophy buck out from underneath me he got insulted and indignant and said do you really think we'd do that? And I said well if you won't then take it out of the contract. He got even more mad and said well if there is a certain buck that the boys know are coming to your stand (because I have to turn in my daily log and game cam pictures) then they can and do have the right to go hunt your stand and try and take that buck. So he's contradicting himself.....this guy is a Yankee jackass who only got what he has because he hooked up with our landowners daughter. Our original LO worked his life away for cattle and all his land and this guy acts like he did something special to deserve what he has, sad situation and good people like my grandfather and his buddies ultimately get treated like crap.

I think a counter offer is only trying to soften really bad situation so you can hold on to great memories. He showed his hand and you know what his intents are. Even if you stay with a different contract, there will be problems. If you think it sucks now, just wait till later. Move on, and keep the good memories, before he gives you some really bad ones.

I agree. Just sucks we've put so much into it for a guy like that to strip us of it for his spoiled kids. I thought there would be mixed reactions on here and the fact there isn't proves I'm making the right call and just how wrong he is. We'll go get our stuff and unfortunately he gets to keep the cabin we worked hard for and supplied most of the materials for. If it was up to me, the pipe going from pump at the pond would be gone and so would all the electrical wire we pulled in there and the panel and service wire. However I didn't put it in so that's between my grandfather and the other men that did do it. The older guys will be real polite when they leave, but I plan on letting him know exactly how I feel about it and how he's treated good people like complete crap and he did nothing to get the place to begin with. And if the original LO was alive he'd be ashamed of them. I dont plan on making an [censored] of myself but this guy has smoke blown up his butt whereever he goes and is used to getting his way and being agreed with and I have no problem telling him what I think about him, after we get all our stuff off and are gone. He said they planned on going coyote hunting out of our stand this week, they'll be disappointed when they see that big ol padlock on mine.

haha, worth a shot anyway. I can't believe I just said that out loud... she's a sweet lady, but no. Their spoiled rotten punk [censored] sons would get a rude awakening. They'd learn that the world doesn't exist to cater to them. What's funny is the man does everything in his power to give them this big upper hand when it comes to hunting and they still can't call up a coyote and last year his son injured 3 different bucks while bow hunting before finally killing one, and this year his sons have shot 2 very young bucks and neither were legal. It's comical. They have this big time advantage and still suck. Now they need us to go scout for them and guide them to our stands to shoot a nice one? Ha! Not....

Its a good thing I was not on that lease and not one of the original guys that put materials and labor into building the cabin, and then have it deeded to me by LO and then demanded to sign over the deed immediately by SIL, that cabin woulda burned to the concrete slab(accidental grease fire of course). I'm sorry that things have turned for the worse, but trust me there are other leases out there that don't have that kinda crap going on, pack your stuff, speak your mind to the POS SIL on your way out, and don't look back, you will find greener pastures. I am fortunate that the lease I am on is still a handshake and a check every year to the rancher, no rules, no BS like what you have described. Good Luck!
