 Smith County land possible lease

Hello to all, I am new to this board as a member, been lurking for a longtime. My question is about Smith County lease value. I have 250 acres with a very good deer and hog population, I am considering attempting to buy 200 acres more that is near me. The land is off I-20 about 5 miles and on the Neches river. This land is only a couple miles from what I currently have. So the question is what would be a good lease price if I decide to buy it and lease it for hunting ? It has county roads on two sides with elec. and a very easy straight shot from DFW, about 1 1/2 hours from downtown Dallas.

The 200 acres only I'd say 3000 would be a fair price for just starting off once u figure out how good the deer population is u could go more

Smith county is one of those AR counties where antlerless can only be taken during archery season and 4 days after Thanksgiving during general season unless you have MLD or LAMPS permits.
I'd say $10 per acre for year around access would be top dollar.
