I have a friend that is wanting to sell his 200 acres with a 2 bedroom older brick home on it. It is in Stephens county on the south west side of Hubbard Creek Lake. It does not border the lake but is very close.

The ranch is all wooded with Mesquite and Oak and is bordered on 3 sides by a 6000+ acre low fence game managed ranch. It has an older brick home that my friend has fixed up real nice. He's put around 30k in the house in the past few years, it has a new metal roof, new flooring (Tile and Carpet) and stone work in the living room.

The whole 200 acres is wooded except for a 30 acre field he used for a food plot. Very game rich ranch with lots of Deer, Turkey, Hogs and Ducks. It has 4-5 ponds on it and a couple of them are nice sized ponds.

He will not take anything less than $400,000 for the place.

I can voche for the 8000k acre ranch. I used to date one of the grand daughters of that ranch owner. There are some aweaome bucks in the vacinity. 400k is a good price wish i could buy it. The family that owns the large ranch are good people and they only shoot mature deer period. 140"-160" deer every year are def. Possible.

No, it's not off 180, it's off of a county road south of 180. It's on the south side of the Sloan Thompson ranch SW of the lake. I think if folks knew how good of an area this is, it would already be sold..

are you advertising it anyplace beyond the THF?

You can put it on Lands of Texas but its expensive to join

Just THF,,He doesn't want to spend any money on advertising.

good luck trying to sell it on the THF. alot of members up in that area so maybe seller can get lucky.

FSBO is hard to sell if no advertising is taking place.

47,000 members or so on THF, all with a hunting interest. I thought it would have already sold. I figure he going to try it this way for a while, if it don't sell by Summer, he may find a Realtor in the area..It's a heck of a nice little place, just got to find the right person I guess.

Stompy, I am surprised as well but $400K is still a decent chunk of change to drop...

I know that's right,,,But still a good investment. When I started buying land out here 15 years ago, it was $425 an acre. With it being so close to DFW and with an 8k acre ranch around it, I bet this ranch would fetch $3000-$3500 an acre at least,,in another 10 years.

the time to sell is now. Buyers are flush with money and looking to buy quality properties. My advice to him is to find a realtor. its hard to sell a FSBO when your dealing with ranch prroperty because its hard to get the word out unless your selling to a neighbor.

As many folks that there are on the THF, probably about 3 % are financially stout enough to make a ranch purchase of $400k or more.

Here's the deal, he doesn't have to sell it. I told him it might take a while to sell if he doesn't want to go thru a realtor. He told me he's in no hurry. It'll sell in a month or it might take a year, who knows.
