It is the land owners right to not renew a lease......this is why I bought my own land. No leases to worry about.

Renting a single wide in Cut&Shoot on 1.5 acres does not qualify as a ranch. Fail!

So I asked a few questions up near the top. I would say the allure is the proximity to Houston as few properties come up this close. Hope it works out for those currently on the property and the land owner. For those lessees who were introduced to THF on this thread, I hope you stick around. There are some great guys here. Wow! I'm not sure why the current Hunters would think this offer is not extended to then the same as everyone else. It is time for a change on the property. After 20 years of archery only and watching quality trophy animals die of old age its time to mix things up. I can't wait to see how the rifle Hunters take advantage of this great opportunity to get in on the beginning of this venture.

Perhaps it's because you didn't TALK to US before posting this on here? How can we assume this offer is extended to us when the first we hear about this is by a posting on the tardnet? When were you going to give the current members the option to pay that price - before or after you had 10 hunters already interested?

How many hunters hunt there for free? Not just hunt for free - how many have dedicated feeders and stands? I can count at least 8 - all friends or sons of Jim's, all have staked out spots, all come and go as they please - the other 23 of us are paying the bills.

Cut out the free hunters, take another 5 paying spots and get rid of them, let US decide if we want to use gun or bow, let US make up the difference in lease dues.

But you aren't going to do that because you've got nothing to lose. Even if you made this a 10 spot lease, you, your brother, your kids, Pete, Carlton, Chris, Chris' wife and kids - all of you will still be there, making the total hunter count around 18, NOT 10.

I'm sure those of us that have all that money invested in that lease would be more than happy to pay the difference between the 23 spots we have and 18.

That means you won't have a place to hunt as you please anymore though.

I've never been on a lease where hunters can have guest that hunt without the members. Where guest can put up their dedicated spots.


Don't act shocked about how you can't believe this offer isn't open to the current members - you didn't even know the current members would find out about this, and by the time we did you may have already leased your 10 spots out. Lets not even get into how absurd it is to expect us to DOUBLE what we currently pay.

I'm shocked you guys would treat us like this. We are the ones that made that camp look nice. We are the ones that fixed up the roads. We are the ones that ran all the electrical and plumbing. You guys can't even respect us enough to come talk to all of us before doing this...

You need to do the right thing and let the members know this is coming down before they spend more money out there. I know of at least a few people that have improvements they are planning on making come January. Letting them spend that money on a place they aren't going to have come May is a pretty low thing to do..
