Ok. So I'm new to this forum but heard it could be a great place to find some Hunters. First of all our property is 3000 acres located 10 miles West of Huntsville. We have been managing this property for 21 years as a bow hunting only property. But it is time for a change. During the past twenty years we have taken a lot of great trophies ranging from the mid 150'S to loads of 130's. And we have pictures every year of bucks in the 160-175 range. The property sits on the West side of the San Jacinto river and is a mixture of river bottom, hard wood flats, and pine. We have a bunkhouse that will sleep 12, AC, water, electric, washer/dryer, skinning rack,TV room with satellite, and hook ups for numerous trailers with water and septic. We are looking for 10 Hunters@ $3250 per year. The lease is year long, includes 1 mature trophy, 1cull(typically spike or trash deer), 1 doe, all the hogs you want. We are changing the lease to allow rifle hunting. We anticipate that this will increase our harvest numbers of trophy animals, and allow for better management practices. We are not a part of mld but to receive doe permits, about 30 per year.

So you have 30 doe tags n 10 people but only get 1 doe who's gonna use the rest of the tags?

We have never had a season with less than 22 permits. And the rule is there to ensure that everyone has the opportunity to harvest their doe. However, if someone elects to not harvest that doe, the tag can be made available to other Hunters. Also the excess tags are available as well. Our intent each season is to harvest an adequate amount of does to maintain or ratios.

Define other hunters. Ate you referring to other lease members or day hunters.

Some nice looking deer. A few questions from a Houston boy.

1. How many hunters total are on the property (bow and rifle)?
2. Is it high or low fenced?
3. If not MLD, how are the doe permits issued?
4. Are the bow hunters staying or moving out?
5. Will there be restrictions on how many hunters may be in camp at a time?
6. Are guests allowed?
7. What will be the costs of feed and utilities?

The only Hunters allowed on the property are the 10 paid members. With the only exception being a limited amount of guest passes. The guest policy is going to be revamped this season. As we begin to fill the shots we will be discussing the guest policy with nee members to get input.

Good question and not really answered yet.


Sorry about the confusion. We allot each member a tag. The excess are stored inside the camp house. If you have used you issued tag, then you can receive another permit. The intent is to ensure that members do not take multiple permits and keep them in their possession all season, which could cause a member that needs a permit to not have one available. Also, as the season progresses we can monitor deer numbers and make sure that we do not harvest too many doors if necessary to control. Typically this has never been a problem. Just trying to stay ahead of the game.

We currently have 20 bowhunters on the property. Our plan is to have only the 10 rifle Hunters. The property is low fence. Our for permits are issued by parks and wildlife using the sighting reports we submit. There will be no need for restrictions on the number of Hunters in the camp at a time, due to the total amount of Hunters being only 10. All feeding is handled by each individual, and typically the utility expense is 100 dollars per year. I hope this answers each of your questions and look forward to hopefully showing you the property as soon as season is over.

How many non paying members are allowed to hunt this place?
Example.... friends, family, coworkers, etc that don't pay one penny towards upkeep or utilities?
How old are the pictures you have posted?
How many of the 3,000 acres are actually huntable and are there any plans for the timber company that actually owns the land to do any clear cutting in the near future?
Is the property surrounded by barking dogs and neighbors that like to shoot guns and target practice as soon as daylight comes.
With 20+ paid members feeding year round how many trophy deer have been taken this year? Post recent pictures please.
Are most of the deer nocturnal due to pressure?
If you add all the non paid hunters to the paid members how many does that add up to? "Actual hunters"
Take and post pics of the bunkhouse and all the amenities for all to see.
If there are over twenty members hunting the property now... Why wouldn't at least ten of them stay since they are already setup?
How much are the current dues?
Who makes the rules?
Is there a board or does one person decide on everything?
Do the rules apply to everyone or just certain members?
Has stolen property recently been discovered and confiscated on said property?
Are non-paying members allowed to maintain a campsite, use elec. and water paid for by paying members?
Lots of unanswered questions on this classified.
You don't have to tell me the answer. But, I am sure the ones looking at this post would like to know.

So, Tim, when did you guys plan on telling the current members? You know, the members that have thousands invested in that lease; the members that have nice decks and patios and made the place look real nice. Did you guys think to discuss this with those guys? Better yet, did you guys even think about discussing better management strategies with those guys before deciding on throwing them out?

Just make sure you look at it after May. Members are paid up until then. I don't think it would be a good idea to get caught walking around in their hunting areas before that.
