I'm selling a truly one of a kind hunting and recreational property. You will be hard pressed to find another property like this for sale anywhere in the South or Midwest. The Seclusion and remote access to National Forest lands are truly incredible. This tract is perfect for a family or for a group of hunters.

I bought this property in Jan thinking I would be able to use our Pro Antler supplemental feed inside the National Forest to attract and grow deer. I had no idea what to expect with the bears. They dont tear anything up, but they continually dump the feeders leaving tons of protein to rot on the ground. I think is a game to them.... I simply can't win the battle with the bears. They have overcame all my tactics to keep them from dumping my free choice feeders. We now have hanging spin feeders set and in place for attracting wildlife, but my free choice feeding program has ended. I tried-They won.

This 30 acre tract is setting inside and totally surrounded by 1000's of acres of un-accessable National Forest. The 30 acres is surrounded by the Robert S Kerr National Botanical Arboretum area of the Ouachita National Forest. Bordering the Kerr Botanical Area is the famous Black Forest and Kaimichi National Wilderness areas. The property boasts great bear, deer and turkey hunting in mature oak and pine forests.

You can take in all the beautiful National Forest scenery from the small cabin and enjoy seclusion from other hunters and every day life. There are no other private properties anywhere near the 30 acre piece. Closest private land is 3/4 of a mile through the forest along the highway. The 30 acres literally sets inside a section of the National Forest that's 12 miles long and 3 miles wide. Terrain is rugged and keeps other hunters from venturing anywhere near the property.

I have relocated my protein feeding operation and will be hunting another part of the state. Property has 4 new deer feeders. 2 new 4x6 hunting blinds on towers. 5 new 17 ft ladder stands with flip up shooting rails and clearings with food plots planted.

Here is a list of what the property offers a Sportsman and his family or friends.

1) 30 private acres with small hunting cabin that's completely surrounded by 1000's of acres Ouachita National Forest acres.

2) Completely private access road through National Forest that landowner leases from forest service. ($75 per year lease) Road is locked. Access road to cabin is 3/4's of mile long and travels through the Kerr Botanical National Forest area to the 30 acres.

3) All resident and non resident Deer, Bear and Turkey tags can be bought over the counter. No draws for non resident tags.

4) Cabin has 3 beds + pullout couch bed. Cabin has propane heat and wall unit for AC. Cabin has propane 4 burner stove, sink, TV, DVD player, table, chairs, pots/pans, silverware, front porch with mountain views over looking fire pit. Cabin DOES NOT have electric, shower, inside bathroom. There is a comfortable outhouse next to the cabin and showers can be taken at a RV park down the road a few miles. Landowner has used a Honda 3000 inverter/generator to run everything at location.

5) Equipment - 2 (new 2012) enclosed 4x6 Bow Gun Combo shooting houses on 10ft towers. (Set and in place) 2 food plots/clearings in place on 30 acres.

6) Equipment - 4 (new 2012) 19 ft Arch Rival ladder stands w/shooting rails. (Set and in place)

7) Equipment - 2 - (new 2011) 600 lb Protein/Gravity Feeders and 2 - 350lb hanging automatic feeders with solar chargers and heavy duty winches. All feeders are maintenance free. (Set and in place)

8) Small all weather pond for wildlife - Pond has never has went dry since completion in 2007. Property is surrounded by 2 seasonal creeks that run or have water in them most of the year.

9) Huge Black Bear can be baited on the 30 acres - The secluded forest produces quality bucks and the Turkey numbers in this section of the National Forest are good - Squirrel, Dove, Rabbit, Fox, Bobcat, Coyote and Racoon's are also available. There are a few small fish in the pond and there are small state stocked lakes and creeks in the general area that provide good fishing opportunities from the bank. These creeks and lakes are less then 10 miles from the cabin site.

10) Unlimited National Forest access from the cabin. Literally walk as far as you want to go.....

I have set up this unique and very hard to find property as a turn-key operation for my family/friends as a place to hunt and camp out . I can't use our Nutra Deer Protein feed because of the bear density. They love the stuff......Also I have purchased another tract that is closer to home and business.

Serious inquiries only. This property offers the some of the last really remote land left in Oklahoma. It can be used as a year around camp for camping, hiking, riding ATV's or just piece and quiet.

There is a ATT and Verizon cell signal in the area with spotty 4G ATT service.

A question:

you "lease" the easement into the property from the forest service correct?

What if they decide not to renew the lease? How do you access your property then?

Won't happen. They have to grant you access to the property. They treat it as a home place. They can not cut you off.

They would love to get their paws on the property though....Its the last piece of private land inside the Kerr Botanical area in this part of the forest.

I would check on that. Laws may differ in OK but I would make sure the easement is recoreded for both the buyers and sellers sake. the "lease" for $75 a year sounds like its not a recorded or deeded easement.

You are correct about a recorded easement. I too was concerned but I did my research and have found it to be an "open entrance" and a "known travel lane" to a private piece of property.

I have talked to the forest service ranger in charge. He has assured me that the road can not and or will not be closed for these 4 reasons.

1) There is a cemetery at the beginning of the road off the highway. You have to drive right beside it on your way to the property. Stat law keeps any roads from being closed adjoining or alongside any cemetery. The entrance to the road has been recorded "open" due to the fact that the cemetery is there - therefore they can't close it. It was also once the end of a county road so it's been recorded that way too.

2) Its the only access the forest service's sub-contractors have to manage a small block of pine timber that sets along side the entrance of the road.

3) In OK there is kinda...for not so much of a better term "grandfathered easement law" You simply just cant shut down a road that's been known to be in use.

4) OK State law also reads that you can not have a landlocked property. Access will be granted to the landowner from the nearest point of service regardless of what properties it crosses to get it there.....Its a messy proposition for landowners who are faced with granting easement to another piece of land but, its the law. My attorney personally checked on this for me.

its called a prescriptive easement.(the grandfather easement) texas laws are the same. As long as you have had your attorney look into it, that is good.

Would hate to see a seller have a deal fall apart because of a issue with the easment/access.

I am getting numerous offers to lease or owner finance...

I have never leased any property out. Could get $10,000 per year for 4 people for use of cabin-equipment and all hunting rights for a year? The leasee would essentially have the run of the place. I would maintain trails - cabin maintenance and equipment. Leasee and I would split maintenance cost on road and a one time cost for installing extra heavy duty pipe gate system for security. It wouldn't hurt my feelings if I never sold this place......Leasing it might be a good option.

As far as the financing goes I would need a 25% down payment with full asking price. I would finance the remainder on a 15 yr fixed rate at 6% if your credit is good. Monthly or quarterly payments. Property would stay in my name until it was paid in full. I have not talked to my wife (financial adviser!) about this but these are my thoughts.

2500/person for 30 acres seems unrealistic, but maybe if the surrounding land is huntable via public access.

The remote National Forest access from that 30 acres leads you to more land than 4 hunters could ever cover. Plus there are BEARS! If you want a property where its legal to bait and hunt this is the place! Bears are thick. WHY ALL THESE BEARS? The land is so remote and its illegal to bait them on National Forest properties. You can bait on private land.

















I am sure there is land within 1/4 mile of that property that a human has not stepped on since the hills were logged a hundred years ago.....

For the money people spend to go black bear hunting up North, I say why not just buy this place that is a 4 hour drive from Dallas. Plenty of trophy bear in those mountains.

Whoever buys or leases it, put me on your list of best friends. I'm about 2 hours away and could possibly help bait during the late summer next year.

Jeff you forgot to add it is less than an hour from Broken Bow/Beavers Bend, which has a lot of offer (and is wife friendly).
